We are seeking a Property Manager to take full ownership of Pavilion Lakes Apartments, a 200 unit apartment community in Evansville, IN, driving financial performance, operational excellence, and team success. What You’ll Do:

Drive Performance

• Achieve and exceed leasing & occupancy goals
• Maximize renewal capture and resident retention
• Manage delinquency and actively pursue collections
• Identify opportunities to increase income, reduce expenses, and grow NOI
• Manage your property within budget and financial guidelines
• Oversee maintenance operations
• Process invoices and ensure timely financial operations

Lead & Develop Your Team

• Hire, train, coach, and develop on-site team members
• Conduct team meetings, performance check-ins, and training sessions
• Drive accountability and adherence to Monarch standards and processes
• Foster a positive, engaged, and high-performing team culture

Who Thrives Here

• 2+ years of multifamily property management experience
• Experience leading and developing teams (3+ employees preferred)
• Strong understanding of leasing, collections, and property operations
  Compensation & Benefits

• $57,000 to $61,000 Base Pay
• Up to $4,800 annual bonus potential
• Delinquency bonus potential
• 401(k) with up to 3% company match

• Paid Time Off:
• Year 1: 80 hours, 2–4yrs: 120 hours, 5+yrs: 160 hours
