Position Title: Maintenance Technician (Temporary 3-4 months)
Location: Aurora, CO at Southshore
Reporting To: General Manager
Status: Non-Exempt, Part-Time, Temporary
Salary: $24.00-$26.00/Hourly DOE

EMPLOYEE OWNER POSITION PURPOSE:

The Maintenance Technician is primarily responsible for the general maintenance and repair of machinery, equipment, physical structures, plumbing, and electrical systems in common areas of our Association clients.

JOB DUTIES AND RESPONSIBILITIES:

  • Perform preventative maintenance on buildings and equipment, including minor electrical repairs, plumbing, and carpentry
  • Paint common areas as directed by supervisor and perform touch-up painting of scratches and nicks as discovered in common areas, as well as to prevent corrosion
  • Clean and repair lighting fixtures and replace bulbs as needed
  • Skill in drywall removal and replacement with various textures
  • Skill in stucco repairs, lathing install and various textures
  • Maintain clean decks, fences, railings, window screens, doors, and sidewalks
  • Clean gutters, down-spouts, and scuppers to maintain drainage
  • Clean and pad elevator for resident moves and/or large deliveries
  • Ensure exercise equipment is clean and in working order
  • Maintain trash and recycle bins located in common areas; use the trash compactor as necessary
  • Patrol of building exteriors, interiors, pool, and parking lots; perform litter and debris control; note safety, maintenance, and compliance issues and report them to supervisor as necessary
  • Maintain supply inventory and pertinent records of expenses as outlined by supervisor
  • General janitorial services including common area buildings, restrooms, etc.
  • Clean carpets, floors, elevator floors, window sills, and furniture in common areas
  • Maintain a clean work area, tools, and equipment
  • Other duties and special projects as assigned

QUALIFICATIONS:

  • High School Diploma (or equivalent)
  • Experience in property maintenance – with generally between 4-5 years of experience
  • Conflict resolution skills
  • Ability to meet deadlines and address time-sensitive issues
  • Excellent written and verbal communication
  • Ability to provide high-level customer service with astute attention to detail and organization
  • Must be a team player
  • Ability to manage workflow amid shifting priorities
  • Willing to learn Company process and procedures, and learn/use proprietary software
  • Adaptable and dependable with a solid attendance record
  • Professional and respectful demeanor with all internal and external customers at all times

ESSENTIAL FUNCTIONS:

  • Use standard maintenance equipment, including: vehicles, power equipment, hand tools, etc.
  • Must have own appropriate vehicle and basic tools for the position
  • Relocate up to (50) pounds
  • Be stationary or in motion for periods of time
  • Travel to and from offsite locations

SCHEDULE & TRAVEL:

  • Business hours are Monday through Sunday, 8:00 AM – 5:00 PM. Scheduled workdays will typically be Monday through Friday, but availability on weekends is required.
  • Scheduled hours may vary based on business needs.
