JOB DESCRIPTION SUMMARY
The Maintenance Technician 2 performs skilled work in the installation, operation, maintenance, modification, service and repair of mechanical, electrical, ventilation, plumbing air conditioning/heating (HVAC) systems as well as the refurbishment of units. Monitors the performance and provides preventive maintenance for heating, cooling and related systems. Troubleshoots problems and makes required repairs, when necessary. Works to the requirements of company, local, State and Federal required procedures.
RESPONSIBILITIES:
- Complete all work orders or projects in a timely and efficient manner (i.e., guest calls and routine maintenance).
- Maintain, monitor, troubleshoot and repair HVAC systems
- Repair and/or replace defective appliances.
- Perform routine preventive maintenance to ensure that equipment continues to run properly, systems operate efficiently, and the physical condition of equipment does not deteriorate.
- Maintain accurate work records and logs.
- Perform full unit mechanical, electrical and structural refurbishment to Spinnaker Standards
- Keep work areas clean, uncluttered and safe.
- Maintain and clean assigned golf carts/vehicles.
- Ensure SDC Properties policies and procedures are followed.
- Perform and complete all work assigned safely and professionally according to safety rules and regulations.
- Always maintain professional behavior towards guests, visitors and staff.
- Perform any other duties as requested to maintain the smooth operation of the Maintenance Department.
REQUIRED KNOWLEDGE, SKILLS, and QUALIFICATIONS:
- High School Diploma or GED required.
- Five (5) years’ experience in facility maintenance required.
- At least three (3) years of HVAC service experience required.
- Valid EPA-608 Type II or Universal Certification required.
- Hospitality experience preferred.
- Knowledge of tools, materials, methods, and practices used in skilled and semi-skilled trade related to maintenance.
- Knowledge of occupational hazards and safety precautions and procedures; proficient in the practice of.
- Knowledge of fire systems and the ability to respond to alarms.
- Ability to operate heavy and light power equipment as needed.
- Ability to write routine reports, keep logs, and correspondence.
- Ability to problem-solve and make decisions individually and within a team.
- Ability to assist and support others.
- Ability to communicate effectively, both verbally and in writing.
- Ability to follow written and verbal instructions effectively.
OPTIONAL SKILLS A PLUS:
- Knowledge of Spinnaker Resorts and or the timeshare industry
WORKING CONDITIONS AND ENVIRONMENT
Physical Demands:
While performing the duties of this job, the employee is frequently required to stand, walk, sit, use hands to handle or feel objects, tools or controls; reach with hands and arms; talk and hear and frequently required to climb stairs/ladders; balance; stoop, kneel, crouch, or crawl; smell. The employee must frequently lift, push, pull and/or move up to 50 pounds. Specific vision abilities usually required by this job include close, distance, color and peripheral vision, depth perception and ability to adjust focus; to travel to other locations using private or company transportation. The employee can be required to stand 100% of the shift.
Vacation:
Vacation is unavailable during peak time: Memorial Day through Labor Day,
Thanksgiving weekend (Thanksgiving Day-Sunday) and
December 23rd-New Year’s Day
Working Conditions:
Full time position (8.5-hour day with minimum 30-minute break).
Various work schedules include evening, weekend, and holiday hours. Occasional overtime may be requested.
Environment:
The noise level in the work environment is usually moderate and is occasionally loud.
While performing the duties of this job, the employee is exposed to weather
conditions prevailing at the time. Regularly requires exposure to the natural elements, dust, insects, and conditions that could be hazardous or dangerous relative to job duties.
