BASIC FUNCTION (the primary purpose of this position):
Manages and coordinates activities of workers engaged in maintaining, modifying and repairing physical structures of buildings, equipment and maintaining grounds on all CEDCO & Tribal properties as directed by performing the following duties.
PRINCIPAL ACTIVITIES & RESPONSIBILITIES:
- Promote a clean, safe, healthy and friendly work environment for employees and guests; report and direct safety issues to Management as well as the Safety Committee.
- Regularly evaluates and maintains budgets along with monthly forecasts for Maintenance Department.
- Provide progress reports and recommendations for departmental changes to the Assistant Director of Facilities Management as needed.
- Directs workers/contractors engaged in painting and performing structural repairs to equipment, buildings and grounds.
- Directs workers/contractors engaged in grounds/landscaping maintenance activities such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse.
- Requisitions/inventories tools, equipment, and supplies.
- Inspects completed work for conformance to blueprints, specifications, quality standards and building codes.
- Studies production schedules and estimates workers hour requirements for completion of job assignment.
- Interprets company policies/procedures to workers and enforces safety regulations.
- Establishes and monitors preventative maintenance programs for all equipment and building components.
- Monitor projects and adjust work procedures to meet production schedules.
- Implements, evaluates and maintains policies, procedures to ensure high quality maintenance standards are implemented and met.
- Implements and maintains employee training and in-service programs
- Suggests/implements changes in working conditions and use of equipment to increase efficiency of workers.
- Analyzes and resolves work problems, or assists workers in solving work problems.
- Initiates, develops or suggests training and employee incentive programs to motivate workers in achieving work goals.
- Maintains time and production records.
- Confers with other Directors, Managers or Supervisors to coordinate activities of individual departments.
- Performs activities of workers supervised as needed to meet schedule or project demands.
- Other duties as assigned.
POSITION REQUIREMENTS (objective educational or technical training required; skills; and years of experience):
- High school diploma or general education degree (GED); five years related management experience and/or training; or equivalent combination of education and experience.
- Building operator certification preferred
- Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, blueprints, building codes or governmental regulations.
- Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
- Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
- Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
- Must have a valid Oregon driver's license with good driving record.
- Certificate of training in boiler operation, HVAC or building maintenance highly preferred.
- Must have knowledge and experience with building controls and other computerized maintenance management software such as a CMMS programs. AutoCAD, Microsoft office, and fire systems.
- Must pass and remain in compliance with Coquille Gaming Commission background check and drug free work place policies
PHYSICAL DEMANDS/WORK ENVIRONMENT (the physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this position. Ability to work weekends, holidays and evening hours as business demands. While performing duties of this position, employee is required to stand for extended periods, and frequently walk, and use hands to finger, handle, or feel objects, tools, or controls. While performing the duties of this job, the employee regularly works near moving mechanical parts and in outside weather conditions. The employee frequently works in high, precarious places and is frequently exposed to wet and/or humid conditions, fumes or airborne particles, and vibration. The employee is occasionally exposed to toxic or caustic chemicals, extreme cold, and extreme heat. The employee frequently is required to stoop, kneel, crouch, or crawl. The employee must regularly lift and/or move up to 10 pounds and occasionally lift and/or move up to 50 pounds. Occasionally sit. Ability to manage stress appropriately, make decisions under pressure, manage anger, fear, hostility and violence of others appropriately. The casino work environment may expose you to second hand smoke on a regular basis.
