Hours per week: 40 hours
Salary Range: $19.00-$22.00 per hour

Job Summary
A Leasing Specialist will be responsible for assisting in the leasing process at properties throughout the portfolio to ensure the highest possible occupancy is maintained.

Essential Functions:

Compliance

  • Prepares all resident files to include all preparatory paperwork.
  • Prepares completed move-in packets and maintains a supply of all pertinent materials.
  • Assists with move-in and move-out procedures including unit inspections.
  • Follows through with lease renewal including typing of pertinent forms.
  • Prepares all move-out material for the property manager.

Property Management

  • Makes appointments, shows apartments, takes and verifies applications.
  • Assists applicants with the application process by explaining all applicable forms. Ensures applications are accurate and complete.
  • Conducts credit and criminal background checks for applicants. Notifies rejected applicants immediately in writing.
  • Mails landlord verifications and follow-up requests.
  • Submits completed applications to the property manager for approval.
  • Contacts and offers units to applicants on the approved waiting list, as well as notifies approved applicants in writing of their position on the waiting list.
  • Shops comparable projects in the marketplace monthly.
  • Must be available for work on the last day and first day of each month until responsibilities are completed and/or necessary.

Demonstrates a clear understanding and consistent use of Yardi software.

  • Navigates throughout the Yardi software on a consistent basis.
  • Assists with problem-solving in Yardi.

Demonstrates regular and consistent attendance as outlined by company policies and procedures.

Performs all other duties as assigned by the Director of Property Management

Minimum Requirements
Demonstrated proficiency and accuracy with numbers.
Detail oriented.
Exceptional sales skills.
Self-motivated and work with minimal supervision.
Excellent verbal, written and interpersonal skills.
Office hours may vary due to the specific needs of the property as determined by the property manager or regional manager.
Ability and willingness to travel to multiple locations as necessary with your own transportation.

Education and Experience
Post-secondary coursework in property management, business or real estate or equivalent experience preferred.
Minimum two years of leasing experience.
Knowledge of government subsidy programs and fair housing.
Working knowledge of Microsoft, Outlook and Excel.

Physical Requirements
Occasional lifting up to 25 pounds.
Ability to sit for extended periods of time.
Ability to enter data into a computer.
Walking and stair climbing.
Showing of apartments or walking property in adverse weather conditions
