Position Overview
The Commercial Real Estate Investment Broker is responsible for sourcing, underwriting, marketing, and executing real estate investment transactions, including acquisitions, dispositions, and of income-producing assets.
The role requires a blend of sales acumen, financial analysis, and strategic advisory skills to provide clients with data-driven investment insights and transaction execution support.
Investment Analysis & Underwriting
- Analyze income-producing properties using financial models (DCF, IRR, NPV, cap rate, sensitivity analysis).
- Prepare detailed property valuations, rent rolls, cash flow projections, and pro formas in Excel or Argus.
- Perform market and comparable sales analyses to advise clients on pricing and positioning.
- Evaluate debt structures, returns, and capital stack scenarios.
- Support investment memos, offering memoranda (OMs), and pitch decks with clear financial narratives.
