Pay: $20.00 - $22.00 per hour (based on experience and skillset)
Schedule: Monday-Friday, Day Shift
On-Call Requirement: Participation in an on-call rotation after successful completion of training
Position Overview
We are seeking an experienced and skilled Maintenance Technician to join our property management team. This position is responsible for diagnosing, repairing, and maintaining residential properties and apartment communities to ensure a safe, functional, and attractive living environment for residents. The ideal candidate will have experience in multiple trades, including plumbing, electrical, HVAC, carpentry, and general building maintenance.
Essential Duties and Responsibilities
Perform maintenance and repair work in occupied and vacant residential units
Diagnose and repair plumbing issues, including faucets, toilets, drains, water heaters, and piping systems
Troubleshoot and repair electrical systems, outlets, switches, fixtures, breakers, and wiring issues
Perform HVAC maintenance, troubleshooting, and minor repairs on heating and cooling systems
Complete carpentry, drywall, flooring, painting, and general building repairs
Install and replace appliances, fixtures, and equipment as needed
Respond to maintenance work orders and resident service requests in a timely and professional manner
Conduct preventative maintenance inspections and identify potential issues before they become major repairs
Assist with unit turns and property improvement projects
Maintain maintenance records and communicate repair needs to management
Ensure all work is completed in compliance with safety regulations and company standards
Participate in an on-call rotation for after-hours emergency maintenance needs
Qualifications
Previous experience in residential, commercial, or property maintenance required
Strong working knowledge of plumbing, electrical, HVAC, and general maintenance practices
HVAC certification or related trade certifications are a plus
Ability to diagnose problems and perform repairs independently
Experience using hand tools, power tools, testing equipment, and maintenance-related tools
Valid driver's license and reliable transportation preferred
Strong customer service and communication skills
Ability to lift up to 50 pounds and perform physical tasks including climbing ladders, kneeling, bending, and working in various weather conditions
