We are seeking an experienced Construction Estimator to join our dynamic team. The ideal candidate will be responsible for managing and overseeing the entire bid process, from preparation to submission.
Responsibilities:

SUMMARY: Bear Real Estate Group is seeking an experienced Construction Superintendent to lead the onsite execution of a major rehabilitation project at Ravine Terrace, a 98-unit senior housing community built in 1964. This HUD-funded Rental Assistance Demonstration (RAD) project includes extensive upgrades, system replacements, and interior reconfigurations that will modernize the building and expand high-quality affordable housing options for low-income seniors in Waukegan, Illinois.
 
The Superintendent will oversee all field operations, coordinate subcontractors, ensure safety and quality standards, and deliver the project on schedule and within budget.
 
DUTIES AND RESPONSIBILITIES:
The Superintendent will be responsible for all functions of the job site as it relates to day to day on-site construction activities. The position must be able to manage multiple projects and multiple subcontractors from site development through occupancy while monitoring job costs, construction quality and scheduling.

<li>Initial Job Site Set Up (Construction Fence, Trailer, Temp Elec, etc)</li>
<li>Plan and direct construction activities of the Subcontractors, Laborers, and other staff as assigned</li>

<li>Scheduling of all subcontractors</li>
<li>Approves work being performed by subcontractors and handles any issues that may arise. </li>

<li>Maintain a safe work site by implementing good housekeeping regulations and safety requirements, enforcing safe work habits and observing OSHA and any state-level agencies` regulations </li>

<li>Conduct detailed inspections after each trade has completed its tasks and before any work is authorized for payment </li>
<li>Work with appropriate city officials and inspectors as needed </li>
<li>Perform checklists and reports that aid in controlling aspects of the construction process under his or her responsibility </li>
<li>Prepare punch-list for each project and ensure that all punch-list items have been completed prior to customer orientations/occupancy</li>
<li>Manage project close-out and final documentation </li>

The Construction Estimator is the primary personnel to provide budgets for Federal Construction in meetings with Clients and Potential Clients. They will discuss the Client’s needs and wants and come up with a scope of work and then price that scope using subcontractor and supplier bids as well as experience and Means data. They will work directly with the Project Manager to plan the bid out of work for all projects. 
Duties and Responsibilities

<li>Work direct with the Design Consultant to come up with scopes of work and prepare initial budgets for Owner review</li>
<li>Occasionally type up and provide Solution Letters for the Design Consultants review and for delivery to the Owner</li>
<li>Work with the Design Consultant and Senior Project Manager to develop the Construction Documents by suppling review comments at phases of design.</li>
<li>Set up and distribute Invitations to Bid and make contact with craftsman to procure at least three bids per scope of work</li>
<li>Create detailed projected estimate with unit costs and verify all required scopes of work</li>
<li>Document and communicate effectively the estimated pricing and reasons for them</li>
<li>Set up and keep updated a database of unit costs</li>
<li>Submit accurate pricing and/or bids on time</li>
<li>Work with the Project Manger to define the estimate and import estimated costs into the Company Software </li>
<li>Review job costs during and after the project with Project Managers to improve the estimating process</li>

Qualifications and Skills
<ul>
<li>Minimum of 5 years of Commercial General Contractor estimating and/or project management experience</li>
<li>Minimum of 10 years of construction experience</li>
<li>Strong organizational skills</li>
<li>Extensive knowledge of all building phases and trades</li>
<li>Ability to review plans and specifications and understand the steps that will need to be taken to build the project</li>
<li>Ability to talk to subcontractors and suppliers and negotiate pricing and scope of work</li>
<li>Communicate effectively in person and through technology including MS Office software, email and cell phone</li>
<li>Analytical with the ability to examine issues from multiple viewpoints</li>
<li>Proactive—looks for problems that could impede progress and takes responsibility for solving them</li>
<li>Ability to work well with diverse personalities </li>
<li>Ability to lift and/or carry up to 20 lbs often and up to 50 lbs occasionally</li>

Position Overview
As a Lead Technician (Pipefitter) , you will be a key member of our technical team, bringing your expertise to the installation, maintenance, and repair and/or replacement of systems. This role requires a high level of skill, knowledge, and a commitment to delivering exceptional service in the industry.
Essential Job Functions

<li>Installation and Maintenance:</li>

<li>Install, inspect, maintain, and repair systems according to specifications and codes.</li>

<li>Provide detailed reports to supervisors and clients as required.</li>

Required Skills and Experience

<li>A minimum of 2 - 3 years of related work experience including hands on training and work in the trade is preferred but not required</li>
<li>Strong analytical and problem-solving abilities to address complex issues in the field.</li>
<li>Familiarity with local and national codes and regulations.</li>
<li>Must have valid driver's license </li>
<li>Must be authorized to work in the United States</li>
