Key Responsibilities

1. Operates and maintains boilers; observes various meters and gauges and takes appropriate action for safe operation.
2. Starts, stops and switches over boiler as appropriate.
3. Cleans and repairs boilers, blow tubes and discharge sediment; regulates feed water and condensation pumps and lubricates pump equipment.
 
4. Cleans inside of boiler wall and repairs and/or replaces broken or worn parts.
5. Tests emergency generators and log results, reaction, etc. Tests boiler and cooling tower water samples; assigns proper chemical treatment to boiling and cooling waters. 
6. Performs periodic inspections of mechanical rooms throughout the hospital to ensure proper operation of heat, air conditioning and ventilation, and medical support equipment.
 7. Perform emergency maintenance repairs in the hospital when called between the hours of 3:30pm and 7:00am daily and all day Saturday, Sunday and holidays. Contact the on-call Maintenance Mechanic or Facilities Manager if unable to make the necessary repair depending on the urgency of the repair.
 
8. Checks operation of emergency generators during a power failure. Takes reading and resets relays that trip out. Check and reset elevators and makes sure no individuals are in the elevator. 
9. Proficient knowledge of boilers, generators, elevators, air conditioning machinery/equipment.
10. Performs other duties as required.
 
Minimum Qualifications:
Education: Post High School Vocational/Specialized Training
Experience: 1-3 years boiler room experience.

The basic function of this position is to manage elevator and escalator new construction, and modernization projects to deliver a quality product in a timely manner and meet or exceed business plan gross profit objectives (original and midyear plans) at time of closing while meeting and satisfying customer expectations.
The essential functions of the position include, but are not limited to the following:

<li>Ensure Company quality standards are met in each installation. Monitor and control the projects assigned. Ensure that all projects achieve the targeted installation goals and meet customers’ expectations. Ensure all projects are executed on time according to customer contract terms and conditions.</li>
<li>Closely examine costs on each project. Scrutinize each completed project, identify the lessons learned or overlooked, then incorporate the new knowledge into day-to-day operations, and future projects.</li>
<li>Control the project schedule. Directly responsible for timely material orders to support installation. Be proactive and make certain that internal and external questions are answered quickly and clearly in order to keep the installation on schedule.</li>
<li>Maintain excellent customer relations. Handle all customer correspondence related to the assigned projects.</li>
<li>Maintain organized project documentation. Document and clearly correspond the company’s position to protect the company’s interests.</li>

<li>Initiate, prepare and follow-up on trouble reports as outlined in the Trouble Reporting Process.</li>
<li>Maintain and enforce current IIPP and other relevant safety programs.</li>
<li>Scrutinize time tickets and ensure 100% accuracy of each entry by installation field staff.</li>
<li>Follow Purchase Order procedures to include timely submittal of packing lists and/or receipts.</li>
<li>Initiate, prepare and follow-up on trouble reports as outlined in the Trouble Reporting Process.</li>
<li>Make recommendations on updates to installation manual and guidelines as directed.</li>
<li>Offer recommendations to Field Quality &amp; Assurance on modifications that would allow for improvement of installation efficiency and consistency</li>

EDUCATION AND EXPERIENCE:

The pay range for this position at commencement of employment is expected to be between $120,000 and $165,000/year; however, base pay offered may vary depending on multiple individualized factors, including market location, job-related knowledge, skills, and experience. The total compensation package for this position may also include other elements, including commissions based on achieving individual performance and/or sales metrics, incentive compensation and discretionary awards in addition to a full range of medical, financial, and/or other benefits (including 401(k) eligibility and various paid time off benefits, such as vacation, sick time, and parental leave), dependent on the position offered.
