We are looking for a Community Manager who will be responsible and accountable for the day-to-day operation of their designated communities. The position requires overseeing and maximizing the occupancy levels and value of their portfolio. Additionally, the Community Manager is responsible for providing management, direction, and leadership to direct reports and ensure the community is maintained and operated in accordance with our objectives and regulatory requirements.
Here is what you will be doing:

<li>Manage and oversee all operations including property maintenance, capital improvements, rent collections, lease administration, budgeting, and marketing.</li>
<li>Develop, mentor, lead, and manage a high-performing, cohesive team.</li>
<li>Maintain accurate records of all community transactions and submit them on a timely basis (i.e., rent rolls, delinquency reports, move-in/move-outs, etc.).</li>
<li>Assist in the preparation and development of annual property management operating budget.</li>
<li>Maximize rental revenue by maintaining high occupancy and reduction of vacancy loss, bad debt loss, and concessions.</li>
<li>Generate necessary legal action, documents, and process in accordance with State and Company guidelines.</li>
<li>Ensure that A/P invoices are submitted to the corporate office for payment; handle petty cash and all funds.</li>
<li>Confirm all leases and corresponding paperwork are completed and input to the property management software system accurately and on a timely basis.</li>
<li>Lead emergency team for the community. Ensure proper response and handling of all community emergencies with staff, residents, buildings, etc. within company guidelines to minimize liabilities.</li>
<li>Develop and/or implement resident retention programs (i.e., resident functions, special promotions, monthly newsletters, etc.).</li>
<li>Maintain community appearance and ensure repairs are noted and completed on a timely basis.</li>
<li>Ensure that all service requests are recorded and communicated appropriately to maintenance.</li>
<li>Responsible for ensuring that all personnel in all departments always operate within OSHA (Occupational Safety &amp; Health Act) standards and company safety policies.</li>
<li>Purchase and authorize contracts in accordance with budgetary guidelines.</li>
</ul>
 

Here is what you’ll have: 
<ul>
<li>Bachelor's degree preferred, or 5 years related experience or equivalent combination of education and experience in property management.</li>
<li>Minimum of 5 years property management experience.</li>
<li>Minimum of 5 years on-site as a Leasing Consultant and/or Assistant Property Manager; may consider 3 years’ supervisory experience in a Customer Service-related business with appropriate certification(s).</li>
<li>Must be adaptable, be able to use sound judgment and work with strong business ethics.</li>
<li>Excellent customer service and leadership.</li>
<li>Certified Property Manager (CPM), Certified Resident Manager (CRM), Certified Residential Certified Apartment Manager (CAM), Registered Apartment Manager (RAM) or Accredited Resident Manager (ARM) preferred.</li>
<li>Maintenance Technician (CRMT) or Certified Occupancy Manager (COM) preferred.</li>
<li>Competence in personal computer skills, including Microsoft Office Suite; Word, Excel, and Outlook as well as community software applications.</li>

<li>Knowledge of OSHA laws and regulations</li>
<li>Be able to work evenings and weekends.</li>
<li>Valid driver’s license required.</li>

What You Will Be Doing
The Safety Technician will facilitate the development of a strong environmental health and safety culture within our manufacturing plant and support the implementation of programs, policies, and assessments to ensure Stellar Energy and its employees meet all legal and regulatory requirements and actively support occupational health and safety guidelines. The Safety Technician is a key leader and a critical component involved in creating a safety and environmentally conscious culture at Stellar Energy.
Key Requirements

<li>Lead by example and promote a “zero incidents are possible” and “do what’s right mindset.”</li>
<li>Assist Safety Team with developing and executing environmental health and safety plans in the workplace according to legal guidelines.</li>
<li>Assist line and staff management with understanding OSHA regulations and standards, specifically OSHA 29 CFR 1910 General Industry Standards, including guidance and coaching on compliance, inspections, and implementation of best management practices.</li>
<li>Assist with distribution of environmental health and safety supplies/PPE, and equipment. </li>
<li>Conduct safety inspections and job observations. </li>
<li>Monitor manufacturing operations to identify, mitigate and eliminate workplace hazards.</li>
<li>Identify opportunities to improve employee PPE protection, including new methods or administrative and engineering control changes.</li>

What Hours You Will Work
This is a full-time position. Shift is from Wednesday – Saturday 3:00PM – 1:30AM Occasional evening and weekend work may be required as job duties demand.

Position Description:
Responsible for delivering effective, efficient, and timely delivery of the Company’s line of services to multiple customers within an assigned geographic territory. Is provided a company vehicle and tools and travels to a variety of customer sites to maintain commercial properties. Performs perform preventative, corrective and predictive maintenance, troubleshooting and general service of buildings, equipment and grounds. Conducts “face to face” relationship with Customers to provide quality workmanship and high work standards to maintain a professional working environment. Utilizes multiple trade skills such as carpentry, plumbing, electrical, painting, roofing, HVAC, and additional skills as needed to solve maintenance problems.
Essential Duties and Responsibilities:
Completes preventative maintenance and repairs per work order requirements. Self performs the following duties in compliance with company procedures, regulatory requirements and safety standards. · Performs minor plumbing maintenance on existing systems such as but not limited to: repair and unclog toilets, urinals, replace and maintain valve assemblies, toilets and faucet fixtures as and repair/maintain sensors for automatic flush kits, etc. · Performs routine painting, carpentry work, general maintenance, etc., as necessary to maintain our supported facilities in like new condition (e.g. repair a hole in dry wall, prep the area, and match the paint to present a uniform and original like new appearance). · Repairs and routine maintenance of walls, floors, doors and any painting and touch up work as necessary for the beautification of our customers’ facilities in like new condition (e.g. repair a hole in dry wall, prep the area, and match the paint to present a uniform and original like new appearance). · Performs minor electrical maintenance as allowed without a license within state law requirements (e.g. repair or replacement of fixtures, wall switches, and outlets. Replace light bulbs, ballasts and sockets if necessary). Completes service inspections and asset inspections as needed. Fully utilizes technology (tablet, smartphone) to: · Access and complete work orders including notes on services provided. · Create and submit Service Reports and Quality Inspection images and reports. · Submit timesheets, expense reports, and purchase card logs. · Obtains necessary materials and supplies to complete all tasks. Creates a positive climate with the client, provides and generates customer satisfaction. Maintains timely and consistent communications with customer and internal support teams. Obtains and completes EFS required safety and compliance training and attends weekly safety meetings. Provides estimates for larger projects and services needed to onsite customer. Qualifications:
Education:&nbsp;HS diploma or Degree/Certification, or equivalent professional experience in Landscaping, Trades (Electrical, HVAC, Plumbing, etc.), or Specialty Floor Care, preferred.
Business Experience (prior years’ work/related experience):&nbsp;Two to five years of general maintenance experience, including minor electrical, plumbing, and carpentry; or equivalent combination of training, education, and experience. Any combination of education, training, and experience which demonstrates ability to perform the duties and responsibilities as described including related work experience in one or more of the building trades. Background in the commercial services highly preferred.
Licenses/Certs:&nbsp;Must possess applicable certifications, licenses, and valid driver’s license in good standing.
Language Skills:&nbsp;Ability to read and comprehend instructions including, but not limited to, safety policies operating and maintenance instructions and procedure manuals.
