The HVAC/Maintenance Technician performs maintenance and repair work to buildings, grounds and equipment, in order to provide a safe, functional, sanitary and comfortable environment for the residents, employees and the public. Also assists Maintenance Supervisor in meeting environmental care compliance with all federal and state regulations. 
 
Job Related Responsibilities and Activities:

<li>Maintains and improves operating condition, quality and integrity of all building systems, including electrical/electronic controls and equipment.</li>
<li>Services heating, cooling, ventilation and refrigeration systems. </li>
<li>Completes maintenance and repair on the facility and equipment including HVAC, plumbing, plastering, electrical (basic, not requiring a license).</li>
<li>Completes carpentry, mechanical, masonry, painting, and wallpapering as directed and according to procedures.</li>

<li>Reports to work to resolve emergency or urgent maintenance/physical plant problems during off duty hours as required. </li>
<li>Operates MVH vehicles, completes Home’s errands including delivers and picks up items in community.</li>
<li>Completes required paperwork accurately, legibly and in a timely manner.</li>
<li>In the absence of the supervisor, assumes the daily operational duties/responsibilities of the Supervisor, coordinates and completes maintenance and repairs, directs maintenance employees, maintains a safe work environment, and completes jobs as directed by Administrator. </li>

Requirements:

<li>Strong knowledge of HVAC systems and their components, including but not limited to heat pumps, compressors, boilers, and cooling towers.</li>
