Position Summary:&nbsp;&nbsp; The Maintenance Technician is responsible the general operating maintenance, repair and housekeeping of the residence and the community’s physical plant to maintain proper operations of the residence.&nbsp; The Maintenance Technician is also responsible for communication and helps coordinate the necessary tasks to accomplish repairs and alterations to buildings and equipment systems.&nbsp;
Key Responsibilities:

<li>Consistently and routinely maintains and repairs equipment and documents any hazardous conditions</li>
<li>Routinely replaces light bulbs, exit lights, room call lights, etc where needed</li>
<li>Conducts daily inspections of buildings, grounds and equipment to determine necessary maintenance and repairs</li>
<li>Assures that personnel follow established safety practices (OSHA) and maintain the organization of the physical plant of the facility.</li>
<li>Responsible for maintaining the general appearance of the building including but not limited to, assisting and cleaning up after events and general clean up during scheduled shift, arranging furniture on an ongoing basis.</li>
<li>Maintains a preventative maintenance log on all mechanical systems</li>
<li>Establishes and manages a compliance binder for permits, and inspections</li>
<li>Maintains an effective work-order system</li>
<li>Ensures a preventative maintenance log on all mechanical systems is maintained</li>
<li>Participates in in-services training as required by state regulations</li>
<li>Maintains confidentiality of all pertinent resident care information</li>
<li>Responsible for weekly submission of invoices and spend-down report on Excel spreadsheet  Performs other duties as required.</li>

Education/Experience/Licensure/Certification:

<li>Must possess a High School Diploma</li>
<li>Must be knowledgeable as to maintenance &amp; housekeeping practices and procedures, as well as the laws, regulations and guidelines governing maintenance functions in the community.</li>

<li>Demonstrates competency in the performance of duties and responsibilities through the utilization of sound judgment and the reporting of unusual problems/conditions to the Executive Director.</li>

JOB SUMMARY

<li>Schedules maintenance personnel in conjunction with the Property Manager so that maintenance is available for emergency purposes, 24 hours a day, seven days a week.</li>

Preventive Maintenance/Safety
<ul>
<li>Conducts regularly scheduled safety meetings with entire staff; maintains and communicates HAZCOM standards. Keeps MSDS sheets current and readily accessible.</li>
<li>Trains and assists in the development of all subordinate maintenance staff. Instills a "safety first" attitude not only with maintenance technicians but with all staff.</li>
<li>Maintains thorough knowledge of pertinent laws and EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables, caustics, and refrigerants.</li>
<li>Must wear proper protective equipment (PPE) while performing job duties. Instructs staff on proper use and guidelines for wearing PPE.</li>
<li>Maintains accurate records regarding preventive maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc.</li>
<li>Schedules and performs minor and routine maintenance on all appropriate equipment regularly. Inspects and maintains all tools in excellent condition.</li>
<li>Must know the location of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts; ensure such is correctly indicated on property maps.</li>
<li>Must be aware of the condition of physical property throughout the community and immediately correct unsafe conditions; e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights, etc.</li>
<li>Must be familiar with all safety features or equipment, machinery, or materials encompassed by job duties.</li>
<li>Must perform work area clean-up and safety-related duties upon completion of work task.</li>
<li>Must ensure that storage areas remain locked when not in use.</li>
</ul>

Start-up Requirements
During the start-up of a new property, ALL employees are expected to assist with all aspects of the startup and may perform tasks that will later be transitioned to outside vendors or other employees.

GENERAL SUMMARY:

PRINCIPLE DUTIES:
Essential Job Duties: Must be willing and able to do the following:

<li>Performs routine and emergency repairs in residential apartments and public areas including correcting electrical malfunctions, repairing and replacing plumbing fixtures, pipes and fittings, repairing and replacing light bulbs and fixtures, repairing doors and locks, etc.</li>
<li>Performs necessary maintenance of HVAC equipment as assigned.</li>
<li>Performs all necessary scheduled preventive maintenance procedures on designated equipment while following manufacturer's recommendations.</li>

<li>Completes all work orders in a timely manner while providing detailed information regarding the task(s) performed along with all prescribed/pertinent equipment information.</li>

• Replace bulbs, outlets, switches, ceiling fans, globes, fixtures, GFI’s, breakers, exterior bldg lights, carport light fixtures, times and photo cells
• Perform light electrical repairs including, but not limited to, appliances, light fixtures, switches, outlets, circuits, etc.
• Maintain, clean and remove trash from mail rooms, property bathrooms, leasing office, clubhouse, maintenance shops, storage areas, parking lots, driveways and sidewalks.
• Replace tile, grout, vinyl, baseboards, cabinet doors, kick plates, thresholds, weather stripping, shelves, closet rods, door jams, hang doors, and replace hinges.

• Replace windows, locks, blinds, patio sliding doors, closet doors and tracks
• Repair, install and move appliances, furniture, trash, dumpsters, maintenance equipment, parking bumpers, patio furniture and property flags and banners.

• Refurbish, clean and make necessary repairs to vacated apartments.
• Perform scheduled maintenance on all equipment based on the manufacturer’s recommendations and the operating manual.
• Clean and maintain chemicals to pool and spar plus trouble shoot repairs to motors switches, filters, and lights.
• Report any vandalism, theft, drip hazards, poorly lighted areas (interior/exterior) leaks, exposed wires, needed sign repairs, chemicals and paint not stored properly.
• Report any theft, vandalism, trip hazards or resident complaints to manager
• Must have knowledge and ability to fill in for grounds person if necessary.
• All resident conversation should remain professional and pertain to maintenance repairs, all resident concerns should be reported directly to the Property Manager/Leasing Office.
