Responsibilities

<li>Performs routine building maintenance.</li>
<li>Able to go up and down a ladder carrying objects</li>
<li>Maintain and repair appliances and plumbing under sinks in resident apartments</li>

<li>Maintains and repairs equipment and building systems, electrical, plumbing, painting, etc.</li>
<li>Grounds keeping work, including watering lawns, keeping flower beds clean and picking up outside trash.&nbsp;</li>
<li>Troubleshoots facility malfunctions and failures and helps to make necessary repairs.</li>
<li>Performs the preventative maintenance service for equipment on a regular basis and retains service records.</li>
<li>Report all unsafe conditions, defective equipment to the Maintenance Supervisor/Administrator.&nbsp;</li>
<li>Assure that work area, tools, supplies, and equipment are properly stored before leaving such areas on breaks, and at end of each work day.&nbsp;</li>
<li>Assists in room moves, as needed.</li>
<li>Provides "on call" service for the facility as needed.</li>
<li>Mixes chemicals safely and properly and understands Manufacturer's Material Safety Data Sheets (MSDS).</li>

Essential Functions for the Mobile Facilities Maintenance Technician II Position:

<li>High School Diploma/GED and five plus years of general maintenance experience or a combination of experience and education.</li>

Summary Performs warranty work on sold homes per the service work order by performing the following duties. Must have general knowledge of home maintenance.
 
Essential Duties and Responsibilities include the following. Other duties may be assigned.

The Maintenance Technician’s primary responsibility is to preserve the excellent condition and functionality of the property by performing technical and mechanical work that ensures the physical aspects of the buildings, grounds, and amenities meet Campus Advantages standards.
DUTIES AND RESPONSIBILITIES:
<ul>
<li>Provide exceptional customer service through the completion of assigned work orders generated from resident requests for service promptly. This includes after-hours on-call maintenance requests. </li>
<li>Participates in the on-call rotation with the rest of the Maintenance Team.</li>
<li>Maintain the physical condition of the property according to Campus Advantage’s Standard Operating Procedures, OSHA, and industry standards.</li>
<li>Complete interior and exterior work orders, including, but not limited to, electrical, plumbing, HVAC, drywall repair, painting, appliances, and make-readies.</li>
<li>Preventative apartment maintenance and general repairs of the building's exterior and interior systems</li>
<li>Assist with maintaining the swimming pool and spa, snow/ice removal, removing debris from the grounds, moving furniture, and unloading/storing supplies.</li>
<li>Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance team by tracking inventory used, returning unused items to the established location, and notifying the Maintenance Supervisor about re-ordering needs.</li>
<li>Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.</li>
<li>Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.</li>
</ul>
