ShelterCare facilities department of Eugene, OR is hiring a full-time Maintenance Technician. This role will be involved in the repair and upkeep of all ShelterCare facilities including apartments and houses. You will be doing indoor and outdoor painting; drywall; perform dry-rot repair; frame doors; install windows; and perform floor repair underlayment, tile, carpet and vinyl. You will also do some minor plumbing; such as clearing drains and toilets; replacing hot water tanks, faucets, shower valves, etc. You'll perform many mechanical repair tasks, such as replacing, repairing and cleaning exhaust fans, dryer ducts and vents, and servicing existing furnaces, filters, etc. You will change outlets; Switches; GFI's; fixtures; you'll rebuild heaters, thermostats, change bulbs &amp; ballast, etc. See attached position description for full job duties.
The Maintenance Technician is a non-exempt; hourly poistion and earns a starting wage of $20.33 - $22.00 per hour depending on a number of factors.
Being team oriented and maintaining consistent attendance is vital to the ongoing work of ShelterCare's maintenance team. Once trained you will be on the emergency on-call schedule*.
*For the seven consecutive days an employee is on-call, the assigned worker will receive "on-call pay" in the amount of $75 for the five weekdays and $125 for the weekend on-call for a total of $200 for a seven-day shift.
It's very important to note that you'll be interacting with ShelterCare clients on a daily basis. Most of ShelterCare's clients have either a history of homelessness and/or serious mental illness.

Position Overview:
We are seeking a skilled and reliable Maintenance Technician to join our team. The Maintenance Technician is responsible for the daily upkeep, preventive maintenance, and general repairs of the building’s systems and facilities, ensuring a safe, clean, and well-maintained environment for residents.
 
Key Responsibilities:
<ul>
<li>Respond to building emergencies and participate in on-call rotation as needed.</li>
<li>Conduct preventive maintenance tasks, including filter changes, lubrication, and minor adjustments.</li>
<li>Maintain common areas (lobbies, hallways, amenities, parking garage, and surrounding grounds) in clean and operational condition.</li>

<li>Opening and closing umbrellas for guests and keeping pool furniture in order.</li>

Qualifications:

Position Summary
The Maintenance Technician will perform routine assessment of all facilities owned or operated by Advance Community Health. and perform appropriate maintenance needs of each facility. Works closely with the Facilities Maintenance Supervisor to determine the overall safety, janitorial and physical issues within the organization. 
Essential Duties and Responsibilities
<ul>
<li>Conduct routine checks of the facilities to determine any maintenance needs (i.e. replacement of light bulbs, organizing storage areas, replacement of fixtures, etc.)</li>
<li>Assess cleanliness of facilities and effectiveness of cleaning contractor. Identify safety and risk management issues in sites.</li>
<li>Assist in conducting site assessments and make recommendations when appropriate.</li>
<li>Deliver mail, equipment/furniture, and other medical supplies and packages to all Wake Health Services, Inc. sites.</li>
<li>Provide more complex maintenance duties at each of the facilities that may include lawn mowing and yard maintenance, cleaning gutters and outside facility maintenance, fixing broken equipment (i.e. exam tables, tiles, etc.) electrical, painting, woodwork, plaster &amp; drywall repair, &amp; plumbing and cleaning, including carpet and floor care</li>
<li>Perform minor repairs to electrical equipment, HVAC equipment and/or determines who to contact for more complex work and repair.</li>
<li>Move furniture between sites and within sites, and to storage facility, including desks, filing cabinets, chairs, tables, etc.</li>
<li>Initiate vendor contracts for facility repairs under the guidance of the Facility Maintenance Supervisor</li>

JOB SUMMARY
The Maintenance Technician reports to the Property Manager under the supervision of the Maintenance Supervisor and performs general maintenance and repair to ensure apartment units and other property facilities are in good working order. Handles service requests for repairs and improvements of vacant apartments to a market-ready status. 
DUTIES/RESPONSIBILITIES
<ul>
<li>Receives maintenance requests, prioritizes work orders, and handles each most efficiently, as directed by the Property Manager and Maintenance Supervisor. </li>
<li>Examines and diagnoses problems with heating, ventilation, and air conditioning units for property facilities. Determines the best method to repair or replace all or part of the unit. Makes repairs and/or replacements according to standard. Performs preventative maintenance on HVAC units by replacing filters, cleaning coils, etc. </li>
<li>Check all appliances, sinks, faucets, commodes, drapes, blinds, etc. </li>
<li>Performs minor to moderate-level plumbing repairs, replacements, and/or installations, including repairing leaks and removing clogs in sinks and toilets.</li>
<li>Change air conditioning filters at least once every three months. </li>
<li>Performs minor electrical repairs and replacements of light fixtures and related items.</li>
<li>Repairs locks and other miscellaneous items.</li>
<li>May perform painting projects ranging from a complete interior painting of property units to minor touch-ups and repair of walls and woodwork.</li>
<li>May perform “make ready” projects to prepare vacant units available for prospective tenants.</li>

<li>Perform any necessary maintenance in the leasing office, clubroom, models, pools, the exterior of the property, etc. </li>
<li>Pick up trash, water grounds, and flower beds from the grounds daily. Empty pool area trash cans.</li>
<li>Sweep leasing office front porch and parking area. </li>
<li>Sweep and clean around the breezeways, dumpster area maintenance, boiler, and supply rooms. </li>
<li>Clean pool(s) and maintain correct chemical levels. Sweep pool areas and arrange pool furniture. </li>
<li>Inventory pool and ground supplies, inform Maintenance Supervisor when running low. </li>
<li>Be alert to physical problems seen in the course of work and notify the Property Manager at once.</li>
<li>Maintain adequate inventory of supplies. </li>
<li>Request Property Manager and Maintenance Supervisor to purchase supplies as needed. </li>
<li>Work/coordinate with vendors, when necessary, on special maintenance projects. </li>
<li>Distribute door-to-door newsletters and residents’ notices. </li>
<li>Operates a motor vehicle to transport tools and materials between work sites. </li>
<li>Works irregular hours (evenings, weekends), including on-call and overtime hours, as required.</li>
<li>Performs on-call, fire watch, or other after-hour efforts as required.</li>
