Required:
<ul>
<li>5 - 7 years electrical experience in commercial construction and or Multifamily Construction; or equivalent combination of vocational training and experience</li>
<li>Ability to successfully supervise and direct a team of 10+ workers on a day to day basis </li>
<li>Extensive knowledge of all types of electrical codes and standards associated with electrical work</li>
<li>Demonstrated planning and scheduling experience </li>
<li>Previous knowledge of man hour reports, job cost reports, and workforce planning </li>
<li>Advanced understanding of construction scheduling, cost control, and ability to control and supervise large groups</li>
<li>Strong ability to create prefab drawings, shop tickets, and QC VDC drawings </li>
<li>Demonstrated knowledge of, reading, interpreting and working to:
<ul>
<li>Design drawings (isometric and orthographic), design guides, specifications</li>
<li>Support Drawings and specifications</li>
<li>Contract documents and site coordination of subcontractors</li>

PRINCIPLE DUTIES:
<ul>
<li>Works with the Plant Operations Director in regards to the recruitment and development of personnel in conformance with company, local, and state policies.</li>
<li>Supports team of Maintenance Technicians with troubleshooting and repairs. This will include (but not limited to) new installs and resolving issues pertaining to HVAC, Electrical (high/low voltage), plumbing, locksmithing, carpentry, and commercial appliances.</li>
<li>Responsible for performing, coordinating, and supervising all aspects of preventive and predictive maintenance to protect and maintain the buildings, equipment and utility systems in an efficient, cost effective and expedient manner.</li>
<li>Maintains and works with management to implement new work standards, policies, procedures, methods, and rules.</li>
<li>Works with management in the conception and development of policies, procedures, regulations and program planning.</li>
<li>Works with the Plant Operations Director and other management team members to implement and update the organizational plan to meet the needs of the facility.</li>
<li>Ensures the sound fiscal operation of the facility that includes contributing to the development and monitoring of the operating budget.</li>
<li>Provides administrative leadership and management for the facility and acts on behalf of the Plant Operations Director during absences, which may include but is not limited to approving payroll timecards, coding and approving invoices.</li>
<li>Proficient in the knowledge of State and Federal Regulations, and Acts, Laws and Regulations pertaining to Continuing Care Facilities.</li>
<li>Ensures the operational needs of all buildings and facilities located at the facility are attained through the training and motivation of all associates.</li>
<li>Ensures compliance with established corporate quality standards.</li>
<li>Works in cooperation with the Plant Operations Director in regards to community and state outreach as required, expanding networks with local and public organizations and educating residents.</li>
<li>Responsible for unit turnover to Marketing Standards for re-occupancy within guidelines.</li>
<li>Completion of additional tasks and projects as assigned by management.</li>
<li>Other duties as assigned by director.</li>

REQUIREMENTS:
<ul>
<li>Thorough knowledge of plant operations and plant engineering. Hands-on maintenance experience A MUST.</li>
<li>Prior experience in construction and working with subcontractors preferred. Well versed in all aspects of construction and repairs.</li>
<li>5 years minimum experience in plant engineering and/or trades such as plumbing, electrical, painting, carpentry, refrigeration, ground maintenance, masonry and maintenance.</li>
<li>3 years budgeting accountability a plus.</li>
<li>3 years supervisory experience required.</li>
<li>Knowledge of state &amp; federal regulations required.</li>
<li>Knowledge of Title 22 and NFPA 101: Life Safety Code preferred.</li>
<li>Strong organizational, computer, written and verbal communication skills.</li>
<li>Must have a passion for providing excellent customer service.</li>
