Preventive Maintenance:
<ul>
<li>Clean and maintain the pool.</li>
<li>Check and replace exterior lighting on a weekly basis.</li>
<li>Walk around the properties to check for any safety conditions or damage to the property.</li>

Daily Duties:

<li>Assist with various physical tasks as directed.</li>
<li>Clean and organize shops and garages.</li>
<li>Assist with landscaping as requested by the manager.</li>

<li>Perform all tasks in a neat and efficient manner.</li>

Turning Units:
<ul>
<li>Change locks, rekey, make keys.</li>
<li>Remove and transfer heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant.</li>
<li>Assist in moving abandoned furniture, appliances, etc., to dump trailer when necessary.</li>
<li>Check all lights and replace them as necessary.</li>
<li>Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, closets, etc.</li>
<li>Check applicable appliances and notify maintenance supervisor of any problems.</li>
<li>Check faucets sink plugs and repair/replaces as necessary. Performs exterior repairs as needed.</li>
<li>Repair/replace blinds and ceiling fans.</li>
<li>Transfer paint buckets and supplies to units from storage and vice versa.</li>
<li>Repair holes in walls and paint as needed.</li>
<li>Complete required forms regarding the turn and paint of the unit.</li>
<li>Work in a fast-paced manner.</li>

Position Summary:
Ogden Union Station is seeking a dependable and detail oriented PT Operations Support worker to support daily janitorial and light facility operations, with a focus on museum spaces and public areas. This position plays a key role in ensuring museums and venue remain clean, safe, and welcoming for guests, staff, and volunteers. The role reports directly to the Union Station Operations Administrator and provides support for the care of museum spaces, event/public spaces, and building facility needs.
Key Responsibilities

Role &amp; Responsibilities 
The Maintenance Technician will constantly be aware of the physical condition of their assigned community and immediately initiate action to correct unsafe conditions by proactively diagnosing and performing minor and routine maintenance, and carrying out assigned duties in a safe manner as requested by their supervisor. 
The primary roles of the Maintenance Technician will be assisting the Maintenance team in ensuring a safe environment, maintaining the continuity of essential services, performing ongoing facility maintenance, and completing necessary repairs on equipment in order to guarantee resident comfort and security.

<li>Trim low-lying tree limbs as needed. Tree limbs should not be against buildings.</li>
<li>Load and unload pressure washer and landscaping tools to and from various properties.</li>
<li>Maintain the buildings and property using the pressure washer to clean sidewalks, curbs, entrances, and parking areas as needed.</li>
<li>Remove spider webs, wasp nests, dirt dubber nests and bird nests.</li>
<li>Clean dumpster areas and haul any furniture to the landfill for disposal.</li>
<li>Trim bushes and pull weeds only as directed. Properties maintain a landscaping service contract on all commercial properties except 7206 Schomburg Road.</li>
<li>Put out fertilizer and weed killer as directed.</li>
<li>Assist in maintenance of the pond at 6001 River Road by checking water flow and cleaning leaves from baskets and/or drains.</li>
<li>Maintain all lawn equipment as capable. Take equipment for repair when expert maintenance is needed.</li>
<li>Assist with maintenance on buildings as needed when two or more people are needed to complete a maintenance repair, the maintenance technician is out or on vacation and/or when two or more people are needed to do a maintenance job.
