JOB SUMMARY
The primary responsibilities of the GROUNDSKEEPER involve the upkeep of the community in order to enhance and maintain its curb appeal. The Porter will also assist the rest of the staff, as directed, in their efforts to manage the community in an efficient manner.
ESSENTIAL DUTIES AND RESPONSIBILITIES:

<ul>
<li>Checks and replaces exterior lighting on a regular basis.</li>
<li>If certified for pool maintenance, clean and maintain pool as directed. </li>
<li>Always maintains awareness of proper safety precautions.</li>
<li>Constantly observes condition of apartment community throughout the community and immediately reports and/or initiates action to correct unsafe conditions.</li>
<li>Needs to be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts.</li>
<li>Ensures that storage areas remain locked when not in use</li>
<li>Physically walks the community on a frequent basis and removes litter, debris and pet droppings from the grounds. It is especially critical that the following areas remain neat and free of litter at all times.

<li>Performs "trash-out" duties at vacated apartments on a daily basis. Removes all abandoned furniture, trash, boxes. Transfers to dumpster or storage area, whichever is applicable.</li>
<li>Transfers trash and other items left outside of dumpster into dumpster. Pick-up and sweep area. Keeps dumpster doors closed on windy days.</li>
<li>Details community on a regular basis. Cleans and rakes shrub areas; shovels mud when necessary.</li>
<li>Use blower to keep sidewalks and walking areas clean ofloose grass and brush.</li>
<li>Repairs and replaces windows, screens, sliding glass doors, etc. </li>
<li>Perform routine maintenance on community as requested by Site Manager and Maintenance Supervisor.</li>
<li>Assists with "make-ready" duties when requested by the Site Manager or Maintenance Supervisor</li>
<li>Distributes client communications to clients; e.g., upcoming events, pest control notices, newsletters</li>
<li>Performs work area clean-up and safety related duties</li>
<li>Assists in keeping grounds neat and free oflitter. Rakes, sweeps, shovels as circumstances warrant.</li>
<li>Perform any additional duties assigned by Maintenance Supervisor and Site Manager.</li>

As a Tree Cutter, you will be traveling to different job sites each day, inspecting and trimming, clearing, and removing branches and trees safely using various tools, including chainsaws. You will often be operating heavy machinery and will need to maintain the highest standards of safety. The ideal candidate is comfortable working outdoors in many different temperatures and weather conditions, is not afraid of heights, and can safely operate different types of tree trimming tools.&nbsp; Responsibilities:&nbsp;
<ul>
<li>Evaluate a job site to determine the best course of action when pruning or trimming a tree, while taking into account the health of the tree and the surrounding area</li>
<li>Use a lift to access the tops of trees and large bushes safely</li>
<li>Carry off and dispose of all tree debris, leaving a clean space behind</li>
<li>Adhere to all safety guidelines and regulations at all times</li>
</ul>
Requirements:
<ul>
<li>Must be comfortable working outdoors in a variety of weather conditions</li>
<li>Knowledge of Tree care techniques and equipment</li>
<li>Ability to pull a trailer safely and efficiently</li>
<li>Ability to work independently and as part of a team</li>
<li>Valid driver’s license and reliable transportation</li>
<li>Strong attention to detail and work ethic</li>
<li>Ability to use heavy landscaping equipment, including chainsaws, power pruners, and clippers</li>
<li>Strong communication skills</li>
