What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties and to do this they send out independent contractors. The purpose of the property inspection is:
<ul>
<li>To verify property occupancy.</li>
<li>To report on the general condition of the property using a mobile application.</li>
</ul>
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level. This means that you would be responsible to complete all inspections in your county. In some cases, you will split the county with another inspector if there is enough volume for two inspectors.
Responsibilities
<ol>
<li>Most common type of inspection should only take 5-6 minutes.</li>
<li>Complete the inspection within 4 days after it is assigned.</li>
<li>Report general property conditions and make a determination of occupancy based on industry standards.</li>
<li>Take 9+ photos of the property with brief comments.</li>
<li>Complete a short form in an app.</li>
<li>Requires being able to spend extended periods of time driving while making numerous stops during the day in the assigned territory.</li>
</ol>

Depending on a county and if it is urban or rural you will complete anywhere from 20-500 inspections per month working 2-30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month-to-month.
Earn more as you become established, have greater availability to inspect or are willing to cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.

SUMMARY:
This position executes a route and region-specific marketing strategy using a variety of promotions, sponsorships, philanthropy, memberships, and communications to build community support for continued Cape Air service and increase route revenue and/or passengers
PRIMARY RESPONSIBILITIES:
<ul>
<li>Collaborate with the Director of Marketing to:
<ul>
<li>Maintain a consistent corporate brand image in the field</li>
<li>Create and execute marketing plans to increase awareness of the services, bring new customers to trial, and increase sales</li>
<li>Organize and execute route-specific advertising budgets</li>
<li>Ensure successful planning and execution of marketing plans’ ad budgets, including ongoing monitoring of progress of plans, brand management, messaging, website, pricing, fares, contracts, and schedules for the relevant routes</li>
</ul>
</li>
<li>Develop and manage the routes’ marketing plan and budget</li>
<li>Give input to the creative execution of advertising campaigns, direct marketing campaigns, collateral, promotional items, and website pages relevant to the routes</li>
<li>Make informational sales calls (i.e. travel agencies, large corporate entities)</li>
<li>Provide input to the Director of Marketing on the creative execution of advertising campaigns, collateral, promotional items and website pages or micro sites</li>
<li>In all programs and communications, maintain a consistent articulation of the company’s brand and image</li>
<li>Provide measurement of the effectiveness of programs and communications to the Director of Marketing</li>
<li> Contribute ideas for content to corporate website(s), including topical or promotional content</li>
<li>Represent Cape Air at public forums and events</li>
<li>Additional duties as assigned</li>
</ul>
 
QUALFIICATION:
<ul>
<li>A minimum of two years of professional experience in marketing or public relations is required</li>
<li>A BS degree in marketing, advertising, or communications is preferred </li>
<li>Must live in the Caribbean</li>
<li>Must be amenable to frequent travel to visit various Cape Air communities (day trips, overnights, driving or air travel may be required)</li>
<li>Must be willing and able to do short and long-haul travel and work non-standard hours, especially during special events (this includes day trips in the region where you serve as well as trips to attend business functions and meetings at our corporate headquarters in Hyannis, MA)</li>
<li>Must possess a genuine desire to serve internal and external customers, build relationships, and work collaboratively</li>
<li>Must have exceptional organization and communication skills</li>
<li>Must be comfortable and confident representing Cape Air before large and public audiences</li>
<li>Experience with Adobe Creative Suite is preferred </li>
<li>Must demonstrate an understanding of the connection between the overall mission and daily tasks</li>
<li>Must have a mastery of standard English, and bilingual preferred </li>
<li>Must exhibit knowledge of Cape Air and must embody the Cape Air MOCHA HAGoTDI spirit</li>
