Position Purpose:
This safety sensitive position will assist and work with the Maintenance Supervisor and Community Manager to perform the necessary repairs and preventive maintenance throughout the entire property.  This position is responsible for maintenance of the residential apartment homes, public space, outside grounds and equipment.
Each community location has pre-designated office hours which this position will need to accompany to ensure community operations are functioning effectively.
Key Contributions:
Property Appearance/Upkeep: Keep the property in a neat, clean, and well-maintained condition. Daily exterior and interior inspections of the community to assure.   Cross utilization of Groundkeeper duties may be required.
Appliance Maintenance: Trouble-shoot, diagnose and correct minor failures to air conditioning and heating units.  Repair minor electrical and plumbing problems.
Make Ready:  Responsible for bringing units up to market ready condition in accordance to company standards.  Some painting may be required.
Laundry room: Maintain laundry rooms to guidelines of the company.
Pool Maintenance (if applicable): Completion of daily chemical inspections, maintenance and cleaning to meet city codes and company standards.
Customer Service: Ensure that the property meets and exceeds company standards for resident satisfaction and is available for on-call emergencies (i.e., snow removal) per Community Manager's request.
Perform other duties as needed.

Position Requirements:
Education:  High school diploma or GED required. Pool certification preferred; prefer HVAC certification, boiler certification if appropriate.
Experience:  One year maintenance experience in residential property experience.
Physical &amp; Cognitive: Frequent standing and walking, as well as occasional sitting. Ability to lift, push, pull, and carry up to 110 pounds.  Occasional squatting, reaching, stooping, climbing stairs/ladders, and balancing.

Maintenance Technician

The Applicator is responsible for correctly applying herbicides and pesticides to labeled crops from recommendations made by your leader. This position also operates all applicator equipment and performs maintenance on that equipment. This position requires a Class A CDL. 
 What your day may look like 
<li>  Correctly mixes pesticides, fertilizers and chemicals for application. </li>
<li>  Maintains accurate log books on applicated acres. </li>
<li>  Performs maintenance and calibration on application equipment. </li>
<li>  Wears proper protection equipment. </li>
<li>  Participates in continuing education for maintaining pesticide applicator license. </li>
<li>  Attends applicator equipment workshops. </li>
<li>  Performs maintenance on other equipment and fixed facilities. </li>
<li>  Must be able to work nights, overtime and some weekend hours during busy season. </li>
<li>  Other work-related duties as assigned by leader. </li>
<li>  Reliable and regular attendance is expected.
 Education and experience needed for this position 
</li>
<li>  High school diploma is required. </li>
<li>  Experience in operating large equipment is required. </li>
<li>  Must be 21 years old. </li>
<li>  A Class A CDL is required. </li>
<li>  Must pass a drug test and background check.

This position requires you to use your hands for many different tasks and to talk, hear, walk, stand and sit. You will be regularly required to lift or move up to 100 pounds.
