Position Purpose:
This safety sensitive position will assist and work with the Maintenance Supervisor and Community Manager to perform the necessary repairs and preventive maintenance throughout the entire property.  This position is responsible for maintenance of the residential apartment homes, public space, outside grounds and equipment.
Each community location has pre-designated office hours which this position will need to accompany to ensure community operations are functioning effectively.
Key Contributions:
Property Appearance/Upkeep: Keep the property in a neat, clean, and well-maintained condition. Daily exterior and interior inspections of the community to assure.   Cross utilization of Groundkeeper duties may be required.
Appliance Maintenance: Trouble-shoot, diagnose and correct minor failures to air conditioning and heating units.  Repair minor electrical and plumbing problems.
Make Ready:  Responsible for bringing units up to market ready condition in accordance to company standards.  Some painting may be required.
Laundry room: Maintain laundry rooms to guidelines of the company.
Pool Maintenance (if applicable): Completion of daily chemical inspections, maintenance and cleaning to meet city codes and company standards.
Customer Service: Ensure that the property meets and exceeds company standards for resident satisfaction and is available for on-call emergencies (i.e., snow removal) per Community Manager's request.
Perform other duties as needed.

Maintenance, Buildings & Grounds Technician

The Facility Services Manager is responsible for overall building management, maintenance and operational functionality for Helena's Corporate Headquarters in Collierville, Tennessee. This includes maintaining the building integrity, aesthetics, signage, maintenance, housekeeping, groundskeeping, code inspections, renovations, space planning and security and safety as it relates to fire and tornado evacuation plans. This position also oversees and maintains the company's Business Continuity and Crisis Management plans for Helena and its subsidiaries. The Facility Services Manager also directs the mailroom and its third-party employees.
The employee's primary duty must be the performance of office or non-manual work directly related to the management or general business operations of Helena or Helena's customers. This also includes the exercise of discretion and independent judgement with respect to matters of significance. 
What your day may look like

<li> Coordinates training of the Business Continuity plan for users, planners and approvers with appropriate departments and locations.</li>
<li> Maintains and amends Business Continuity plans for Helena and its subsidiaries as needed.</li>

<li> Manages the off-site records retention program at the Corporate Headquarters with Vital Records Control.</li>
<li> Manages the mailroom and copy center and the vendor relationship with RICOH. This includes communicating the company's mail and copy needs to RICOH representatives, managing concerns between Helena employees and mailroom staff, and coordinating RICOH's technology and access needs with Helena's IT department.</li>

Advanced Maintenance and Repair Technician

Caretaker Position  Ragged Mt. Fish and Game Club is looking for a permanent live-in Caretaker for our beautiful recreational members’ Club in Andover, New Hampshire. The Caretaker resides in a lovely three-bedroom home in the heart of the Club that is suitable for a family. The Club of 50 members and 40 mainly seasonal homes has a pond, tennis courts, hiking trails and several communal buildings in a picturesque rural setting in 1300 acres of forest. Andover is a quaint New England town and has a private prep school and top ranked public elementary and middle schools.  Primary responsibilities include: Road maintenance, snow plowing, general building and grounds maintenance. Record keeping and basic computer skills needed. Positive hard-working person with can-do attitude essential.
