The Project Manager is responsible for the day to day management of all field operations required to underwrite, renovate, and prepare to sell residential real estate for the company. You will be or become an expert in fixing up and flipping houses and spend most of your time in the field managing your projects. Project Manager will cover Riverside and Los Angeles County.

Compensation: 80k-85k base salary depending on experience with bonus (potential pay up to 105k with bonus)

What you’ll do:

- Coordinate with acquisitions to sight, inspect, and provide accurate property valuations and rehab budgets before purchase

- Coordinate with company design team to determine scope and materials used for each renovation

- Secure and negotiate bids from multiple GCs and subcontractors. Build your own network of preferred trades to use for your projects.

- Manage consultants (architects/engineers) and permitting as needed

- Set and manage the construction schedules and approving completion of work for payment to trades during renovation

- Supervise the renovation of each project and maintain quality throughout

- When complete, release to sales and maintain the property while listed for sale and in escrow

- Manage any request for repairs from buyers once in escrow

Who you are:

- Minimum 5 years of experience in residential construction management

- General contractors license a plus

- Appraisal and/or real estate agency/license experience a plus

- Proficiency with Microsoft Office including Outlook, Word, and Excel

- Knowledge of trade costs and scope of work performed by each

- Very organized and detail oriented, allowing you to successfully manage multiple tasks at once

- Goal oriented, driven, and takes ownership of your projects, ability to be extremely productive on your own

- Strong communication and negotiation skills, able to set expectations and see them through

- Positive, can do attitude who handles themselves professionally and works well with others
