About the Role
The Maintenance Engineer takes the lead in all general repairs and scheduled maintenance of building systems and equipment to ensure optimal operations and client/tenant satisfaction. In the absence of a Chief Engineer this position is the point person overseeing all maintenance responsibilities and direct communication with the property management team. Key responsibilities may include, but are not limited to:
· Coordinates with Supervisor to implement, and manage a scheduled maintenance program
· Oversees operation and performance of tasks related to the physical maintenance and repairs of the assigned buildings utilizing work order related software programs and assist in maintaining all related logs and records
· Oversees the implementation of physical improvements
· Manages and directs vendors and contractors as assigned to complete work in accordance with contract documents and in a timely manner, including follow-up on completed work
· Duties will include, but not be limited to, all day-to-day scheduled maintenance, repairs and improvement tasks that range from routine inspections to assigned work orders
· Responds to emergency situations in accordance with departmental protocol
· Assists Supervisor in establishing and maintaining all equipment, tools, supplies in stock, inventories and logs
· Assists with controlling repair and maintenance expenses associated with the operation of the buildings
· Monitors, as directed by supervisor, contractor service schedules and equipment installations by outside contractors
· Follows through on completed work to verify that proper facility conditions are restored.
· Coordinate, diagnose and resolve a variety of maintenance problems and code related issues involving HVAC, Electrical, Mechanical, Life Safety, Plumbing and other Building Systems
· In a timely manner, report and relay to the Supervisor, all pertinent information related to the operation of the buildings
· Participate as an active team member with all administrative and maintenance co-workers
· Adhere to all safety standards, policies & procedures and codes of conduct
· Manage facilities team in the absence of a Chief Engineer, if applicable
· Act as an informal resource for the rest of the facilities team
Qualifications
- Successful completion of a two-year college/technical school program
- Valid driver’s license and reliable transportation
· Minimum of 5 years of related maintenance experience; preferably in healthcare, commercial real estate, or hospital environments
· Must be located in Washington, DC area with availability for after-hours emergencies and participation in on-call rotation
· Must be in office (onsite) 5 days a week
· Ability to lift at least 50 pounds, climb ladders/stairs, and perform extensive walking
· Strong communication and interpersonal skills to ensure teamwork and positive client/tenant/co-worker relations
· Ability to organize and prioritize tasks to ensure accuracy and timely completion
· Availability for emergencies and as part of an on-call rotation
· Utilize materials, supplies, tools and other building property in a safe, productive manner
· Proficient in Microsoft Word, Excel and related work order programs
· Have working knowledge of tools and their proper use
· Ability to train and mentor direct reports
· Strong working knowledge and trouble shooting skills with HVAC, plumbing, electrical, life safety and building automation systems
· Utilize materials, supplies, tools and other building property in a safe, productive manner
· Must be legally authorized to work in the United States without need for employer sponsorship now or in the future

The estimated base salary range for this position is $66,000 - $83,000 per year ( $31-$40/hour). This range reflects a good-faith estimate of the base salary Ventas reasonably expects to pay at the time of posting. Actual base pay will be determined based on work location, skills, qualifications, relevant experience, and business needs.
In addition to base salary, this role is eligible for discretionary incentive compensation and a comprehensive benefits package, which includes medical, dental, vision, retirement savings, paid time off, and other wellness benefits under applicable plan terms.
