As a Construction Supervisor, you will carry out our Mission of Love by supervising staff within specified maintenance group for repair, construction, and preventative maintenance and installation programs in designated areas insuring work is done in a timely, efficient and professional manner. You will perform the work duties you supervise others to do and initiate minor operational adjustments to compensate for changes in conditions or workload, per management direction. You will be involved in any disciplinary actions and resolution involving those employees you supervise.
Our Construction Supervisor is responsible for the following:
- The demonstrated ability to oversee the work of maintenance group and to work with project managers, maintenance supervisors, contractors and their personnel to coordinate their efforts utilizing a team approach between individuals and groups to complete tasks and to trouble-shoot and solve problems.
- The demonstrated knowledge of OSHA, local, state and federal requirements, applicable building, electrical, plumbing and trade codes and all regulatory agency requirements and regulations.
- The demonstrated ability to allocate labor, set priorities, manage time and set requirements to insure the maintenance group meets the Department's function for completion of work orders and assigned tasks, and the identification and trouble-shooting of equipment, structure and other problems including the effective operation of a preventive maintenance system.
- Supervise, schedule and inspect work, including but not limited to; work order requests, preventative maintenance requests and capital projects, for maintenance staff in designated area of supervision both in shops and the field. Insure proper requisition of supplies and materials for the maintenance staff.
- Insure the proper operation of all equipment and systems, including but not limited to, the heat, water, sewer and high voltage distribution systems, and the proper condition of the physical plant including buildings, roadways, walkways and general grounds in area of responsibility.
- Insure personnel are properly trained in the operation and maintenance of equipment, systems, tools and PPE. Insure the safety of all staff, observe practices of staff and report unsafe practices to your immediate manager.
- Coordinate work which requires assistance from other maintenance groups and other departments. Interface with outside contractors, vendors and agencies when assigned.
- Assist Project Manager(s) in preparation and monitoring of the annual operating budget as well as labor and material cost estimates
- Maintain prints, owners and equipment manuals, safety training records and equipment test records. Utilize a computer to maintain the building automation system (BAS), computerized maintenance management system (CMMS) and train staff in these systems.
- Be available for emergency calls as required and or weekend/holiday on call duty as indicated by schedule, maintaining availability to accept Switchboard calls and to respond to make repairs or provide help as necessary.
- Maintains work areas and vehicles in an orderly and clean manner, maintaining a safe work place. Performs tasks in a safe manner. Ensures the proper care and use of tools, equipment and supplies.
- Maintains professional growth and development by attending educational, technical and training programs, seminars and courses.
- Performs all aspects of campus snow operations including but not limited to; plowing, snow blowing, shoveling, salting during winter weather conditions including off hour call-in.
- Completes computerized maintenance management system (CMMS) generated work orders and provides clear documentation of work as required. Generates work orders for additional work or tasks identified in the field and completes or submits them as appropriate. Maintains an accurate work record of time for cost distribution and payroll.
What You Have:
- High School graduate or equivalent.
- Skilled in one or more trades (carpentry, masonry, equipment operation, electrical, plumbing, painting, HVAC, etc.) with four years' experience in that trade or maintenance.
- A knowledge of construction practices, building codes and project management.
- A minimum of two years of leadership experience in a construction or maintenance related field.
- Must have skills in allocation of labor, prioritizing, time management, supervision and understanding of blueprints and specifications.
- Must have a valid Pennsylvania Driver's License.
- Excellent communication skills to all levels of staff.
- Strong written, oral, organizational and computer skills.
