Position Overview:

Under the general direction of the Director of Asset and Capital Projects, the Capital Projects Manager will be responsible for overseeing the administration of the Redwood maintenance program, capital projects, and ensuring compliance with policies to deliver a consistent customer experience. The Capital Projects Manager is responsible for leading and managing a team of Capital Project Specialists. This includes overseeing their work, developing their skills, holding them accountable for performance, monitoring progress, providing support, and offering coaching to ensure successful project execution and team growth. As such, you will be expected to act as a Redwood brand ambassador, promote our brand and provide the best resident experience possible.

Duties & Responsibilities:

  • Lead and communicate company capital objectives for each region.
  • Lead and manage the Capital Projects team to achieve objectives in alignment with the capital policy.
  • Routinely inspect properties to ensure compliance with company standards and review maintenance operations.
  • Offer support in negotiations with vendors by creating and providing scopes of work.
  • Assist in monitoring accessibility and compliance for the organization.
  • Develop, implement, and oversee capital improvements for each neighborhood.
  • Manage capital projects from initiation through completion using the organization’s capital project software.
  • Handle incident-driven projects resulting from unplanned events such as leaks, fires, or other issues defined in the incident reporting policy.
  • Ensure compliance with incident reporting procedures while coordinating timely resolution of related projects.
  • Report on asset preservation and capital related tasks.
  • Assist in the annual budget process.
  • Act as liaison between leadership and site personnel.
  • Ensure all properties maintain full compliance with applicable local, state, and federal regulations, including Fair Housing requirements.
  • Oversee all areas related to the capital policy which includes major structural damage/incidents and emergencies tied to capital projects, requests and budgeting.
  • Complete capital projects and special assignments as directed by Leadership.
  • All other related duties, as assigned.

Required Qualifications:

  • High School Diploma or GED
  • Bachelor’s Degree preferred
  • Property Management experience
  • 3+ years of Project Management or Capital Improvement Management experience
  • Valid Driver’s License
  • Intermediate to advanced proficiency in Excel, Word, PowerPoint and Outlook

Physical Requirements:

  • Must be able to use standard office equipment such as computers, desk phones, cell phones, photocopiers, etc.
  • Must be able to navigate stairs occasionally.
  • Must be able to sit for extended periods of time, stand, bend, and walk with the ability to lift 30 pounds occasionally.

Attendance and Scheduling:

  • Punctuality and consistent attendance are essential for success in this role, and employees must adhere to set start times and assigned schedules.
  • Travel expectations are up to 50%.

Work Environment:

  • Job is performed onsite at a Redwood Neighborhood(s), in construction site environments and remotely from home or other approved locations.
  • Work is performed in both indoor and outdoor environments, with regular exposure to heat, cold, rain, snow, and damp conditions.
  • May occasionally be exposed to low-level noise from power tools and equipment.
  • The employee is expected to be aware of and follow all company safety policies during travel and construction site visits.
