Job Summary:
Reporting to the Homeowner Services Director, the Loan Processor is responsible for distributing, evaluating and verifying loan applications and supporting documentation from pre-qualification to pre-closing, ensuring compliance with organizational policies and lending regulations in support of Asheville Area Habitat for Humanity’s (AAHH) Homeownership Program.
Essential Functions:
- Evaluate loan applications paying attention to detail with an emphasis on accuracy, completeness, and in compliance with fair housing and affiliate policies
- Responsible for program outreach, leading information sessions, and working with community leaders to identify buyers from priority populations, promoting the benefits of homeownership to build a diverse pipeline of qualified applicants
- Collect, analyze and verify income, credit, financial statements, tax returns, rental payments, confirming the applicant’s ability to repay a mortgage and their Willingness to Partner with Habitat
- Identify and address discrepancies between reported income and verified data, executing a thorough review of applicant’s financial records
- Communicate with applicants regarding the result of applications, missing or conflicting documentation, guiding them through the Habitat loan process and addressing inquiries in a timely and professional manner
- Organize and maintain accurate records, tracking application data from distribution to result
- Ensure all loan files meet internal and external compliance standards, protecting confidentiality and securing private data
- Oversee the preclosing process, ensuring borrowers are fully versed on the terms of multiple mortgages and coordinate closings
- Provide excellent customer service to borrowers, answering inquiries, setting expectations, and offering support throughout the loan process
- Conduct site visits, application review sessions, and pre-closing appointments, communicating participation guidelines, program requirements, relaying the buyers’ needs with relevant staff members
- Assist in the planning and implementation of the affiliate’s marketing plan emphasizing DEI
- Provide support to the Homeowner Services Department, performing other duties as assigned
QUALIFICATIONS:
- Experience in loan processing, financial services, or case management (minimum 2 years professional experience in relevant field or college degree)
- Exceptional attention to details, including ability analyze data and identify inconsistencies
- Advanced process management skills, high-level time-management and the ability to work independently
- Ability to track and evaluate large datasets to determine eligibility based on a wide range of factors
- Knowledge of loan processing and fair housing regulations (certified Loan Processor preferred)
- Excellent written and verbal communication skills
- High level computer literacy
- A commitment to racial and economic equity and proven experience working with diverse population
- Experience in affordable housing, community development, mortgage lending, case management, and financial literacy preferred
- Personal qualities of integrity, credibility, a commitment to and a passion for the mission of AAHH
WORK ENVIRONMENT AND PHYSICAL DEMANDS:
This job operates primarily in a professional office environment and routinely requires operating standard office equipment such as computers, phones, photocopiers, and filing cabinets.
On occasion, work in outside conditions that can include inclement weather, heat and humidity, high noise levels and navigating rough terrain. Must be able to travel to meetings and events and communicate appropriately with stakeholders. Some evening and weekend hours may be required.
