Role Overview

The Director is responsible for directing the organization's affordable housing growth strategy, managing real estate acquisitions, securing complex capital, and overseeing project delivery from inception to stabilization. As a strategic partner to executive leadership, this position works cross-functionally to advance mission-aligned initiatives.


Key Responsibilities

  • Strategic Development & Market Opportunity: Identify and evaluate acquisition and development opportunities, lead feasibility and market analysis, and inform long-term portfolio strategy.
  • Financing, Capital Structure & Funding: Execute financing strategies (e.g., LIHTC, tax-exempt bonds, debt, grants), manage funding applications, and negotiate terms with lenders and partners.
  • Project Oversight & Delivery: Manage projects from pre-development through occupancy; coordinate with architects, contractors, and stakeholders; and implement risk management.
  • Regulatory Compliance & Reporting: Ensure compliance with federal, state, and local housing laws, and lead reporting to funders and governing boards.
  • Partnerships & External Engagement: Build relationships with community partners, officials, and developers, and represent the organization in public forums.
  • Team Leadership: Supervise and mentor staff, fostering a high-performance, collaborative culture.

Essential Qualifications

  • Education: Bachelor's degree in Real Estate Development, Urban Planning, Finance, Public Administration, Business, or a related field; Master's degree preferred.
  • Experience: 7–12+ years of progressive experience in affordable housing, real estate development, or housing finance, with demonstrated success in managing complex finance structures and leading projects to completion.
  • Skills: Strong financial analysis, underwriting, and pro forma modeling skills, along with a deep understanding of housing finance and regulatory compliance.

Working Conditions

The role is based in an office environment with a professional business dress policy. Occasional travel is required, and candidates must possess a vehicle, current driver's license, and proper insurance.
