DCPS leverages unparalleled customer service to be the leading, one-stop provider of commercial property services in Colorado. With multiple offices, more than 300 employees, and 7 divisions – Asphalt and Concrete, Waterproofing and Specialty Coatings, Roofing, Snow Removal and Parking Lot Sweeping, Landscaping, and Construction, DCPS provides specialized, integrated service-solutions to commercial property owners and managers.

Position Summary

The Service Manager is responsible for overseeing and executing service-related construction projects valued at $25,000 and under. This role manages a high volume of diverse scopes including metal repairs, plumbing, electrical, concrete, waterproofing, siding, painting, and general building repairs. The Service Manager ensures projects are delivered efficiently, safely, on budget, and in alignment with company quality standards.

This is an exempt position and may report to the operations manager of construction services or another managerial position.

Key Responsibilities

Project Management & Execution

  • Manage the full lifecycle of service projects from intake through closeout
  • Review scopes, perform site walks, and develop project execution plans
  • Coordinate multiple concurrent jobs with varying trades and timelines
  • Ensure all work is completed per contract documents, specifications, and code requirements
  • Identify and resolve field issues proactively to avoid delays or cost overruns

Client & Stakeholder Communication

  • Serve as the primary point of contact for clients on all service-related projects
  • Provide timely updates on schedule, budget, and project status
  • Manage client expectations and ensure high levels of satisfaction
  • Address and resolve service-related concerns or warranty items

Estimating & Budget Management

  • Prepare and review estimates for small projects and service work
  • Develop scopes of work and pricing using internal benchmarks and subcontractor bids
  • Track project costs, maintain margins, and manage change orders
  • Ensure accurate and timely billing and project closeout documentation

Vendor & Subcontractor Management

  • Source, qualify, and manage subcontractors across multiple trades
  • Coordinate scheduling and sequencing of subcontractors
  • Enforce quality standards, safety compliance, and contractual obligations
  • Build and maintain a reliable network of trade partners

Field Operations & Quality Control

  • Conduct regular site visits to monitor progress and workmanship
  • Ensure adherence to safety protocols and company policies
  • Perform punch walks and ensure timely completion of corrective items
  • Maintain high-quality standards across all trades and scopes

Administrative & Reporting

  • Maintain organized project documentation including contracts, change orders, and photos
  • Track job progress, budgets, and KPIs through company systems
  • Provide regular reporting on project pipeline, revenue, and performance

Required Qualifications

  • 3–7+ years of experience in construction project management, service management, or related field
  • Strong working knowledge across multiple trades (plumbing, electrical, concrete, waterproofing, etc.)
  • Proven ability to manage multiple small projects simultaneously
  • Experience with estimating, budgeting, and subcontractor coordination
  • Strong problem-solving and decision-making skills in fast-paced environments

Preferred Qualifications

  • Experience in service or maintenance divisions within construction or property management
  • Familiarity with multifamily, commercial, or light industrial construction
  • Proficiency in project management and estimating software

Salary

$90,000-$105,000
