Job DescriptionPosition Overview
The Superintendent is responsible for overseeing all field operations and ensuring the successful delivery of ground-up multifamily, mixed-use, affordable housing, and residential construction projects from site mobilization through final completion. This role serves as the on-site leader, managing subcontractors, schedules, safety, quality control, and daily construction activities to ensure projects are completed on time and within budget.
The ideal candidate has extensive experience building multifamily housing projects, including podium, wrap, wood-frame, and urban infill developments, and is capable of leading large field teams in fast-paced construction environments.
Key Responsibilities
- Lead and manage all day-to-day field operations on multifamily construction projects.
- Coordinate subcontractors, vendors, inspectors, and field personnel to maintain project schedules and production goals.
- Develop and maintain short-term and long-range look-ahead schedules.
- Manage site logistics, material deliveries, manpower coordination, and jobsite sequencing.
- Ensure all work is completed in accordance with project plans, specifications, local building codes, and quality standards.
- Conduct daily subcontractor coordination meetings and oversee trade performance.
- Maintain a safe jobsite and enforce OSHA regulations, safety policies, and company procedures.
- Review drawings and proactively identify potential constructability, design, or scheduling conflicts.
- Coordinate inspections, testing, and jurisdictional approvals throughout the construction process.
- Track project progress and provide regular updates to Project Managers and executive leadership.
- Manage punch list completion, final inspections, turnover activities, and project closeout.
- Partner with Project Managers to monitor project budgets, schedules, and overall performance.
Qualifications
- 8–15+ years of construction experience with at least 5 years serving as a Superintendent on multifamily projects.
- Strong experience managing ground-up multifamily construction projects required.
- Experience with podium, wrap, mixed-use, affordable housing, urban infill, and wood-frame construction preferred.
- Proven ability to manage projects from site mobilization through final turnover.
- Strong understanding of construction sequencing, scheduling, and subcontractor management.
- Ability to read and interpret construction drawings, specifications, and project schedules.
- Experience coordinating multiple trades in active construction environments.
- Strong leadership, communication, and problem-solving skills.
- Ability to manage multiple priorities while maintaining safety and quality standards.
Preferred Qualifications
- Experience delivering projects ranging from 100–500+ units.
- Background working on affordable housing, market-rate multifamily, or mixed-use developments.
- Proficiency with Procore, Bluebeam, Microsoft Project, and Microsoft Office.
- OSHA 30 certification preferred.
- Degree in Construction Management, Engineering, or related field is a plus.
