In this role, you will be responsible for all preconstruction activities on our projects, including developing preliminary budgets, value engineering, preconstruction schedules, procurement plan, prequalification of subcontractors, detailed take-off and estimating, the definition of bid package scopes, the subcontractor/supplier bidding process, evaluation of bids, presentation of detailed estimates of the work, evaluation of alternatives and comparative studies.
Job Functions
• Actively support project pursuits by participating in interviews, business development meetings, contract negotiations, and scope reviews with Owners and stakeholders.
• Lead and manage the preconstruction process, coordinating closely with executives, estimating staff, operations, and project teams to align with company strategy.
• Develop and manage conceptual through detailed estimates, including budgets by phase, cost models, and best-value cost analysis.
• Lead preconstruction deliverables, including scope matrices, risk registers, value engineering logs, cost tracking, and preconstruction schedules.
• Establish and support bid and procurement strategies, including trade packaging, subcontractor solicitation, bid leveling, early releases, and buyout planning.
• Review project documents for constructability, logistics, methods of construction, cost effectiveness, and value alternatives.
• Evaluate subcontractor pricing, perform productivity and risk analysis, and prepare contingencies, escalation, and reconciliations.
• Facilitate coordination with Owners, designers, consultants, and subcontractors; manage RFIs and document assumptions and decisions.
• Prepare and assemble final estimates, qualifications, assumptions, and contract documents for internal review, legal/risk review, and Owner presentation.
• Lead the preconstruction-to-operations handoff, ensuring a complete turnover package, smooth transition, and ongoing support through buyout and change pricing.
Skills/Knowledge
• Demonstrate an expertise relative to constructability as applied to construction methods and materials, and the economics involved with advance knowledge of construction, construction management, and design-build construction obtained through a combination of experience and education.
• Proven experience managing preconstruction for projects.
• In-depth knowledge of construction principles/practices required.
• Experience dealing with subcontracts, subcontractors, and/or self-perform work.
• Self-starter. Highly motivated to bring project results and success.
• Ability to build trust and influence others internally and externally.
• Demonstrates behaviors consistent with Florida Lemark’s core values.
• Maintains a “value-added” approach to preconstruction.
• Strong communication skills with the ability to communicate to varied audiences.

Qualifications and Experience
• 8+ years in preconstruction, estimating, or operations with demonstrated project leadership.
• Strong facilitation, communication, and documentation discipline with owners/design teams.
• Schedule literacy (MS Project or P6) and ability to tie schedule approach to GR/GC and logistics.
• Experience with negotiated/CMAR delivery and municipal/public owner expectations.
• Building Connected platform proficiency preferred
• Compass platform proficiency preferred
• Monday platform proficiency preferred
• ProEst platform proficiency preferred
• P6 or Project platform proficiency preferred
• BIM platform proficiency preferred
