Job Duties
- Check in daily with the Maintenance Supervisor to review repairs and preventive maintenance (PM) tasks.
- Maintain clear and consistent communication with building tenants, ensuring timely follow-up.
- Update the work order system daily with accurate, detailed, and legible notes, including status updates and proper data entry.
- Adjust door closures and perform lock rekeying for existing and new tenants.
- Assist with plumbing, electrical, and general maintenance repairs as needed.
- Replace flags and floor mats as required.
- Perform touch-up painting and general cosmetic maintenance.
- Complete power washing projects across all properties.
- Repaint curbs and parking stops on an ongoing, as-needed basis.
- Assist with make-ready preparations for vacant spaces.
- Replace light bulbs, ballasts, and ceiling tiles as needed.
- Maintain exterior areas by blowing sidewalks, entrances, and grounds.
Essential Functions
HVAC Responsibilities:
- Install, inspect, repair, and maintain HVAC systems and related components.
- Troubleshoot heating and cooling issues (hot/cold calls).
- Replace filters and belts; perform quarterly preventive maintenance.
- Calibrate and replace thermostats.
Electrical Responsibilities:
- Install, inspect, and repair electrical systems and components.
- Inspect and maintain electrical and fire sprinkler systems.
Plumbing Responsibilities:
- Install, inspect, repair, and maintain plumbing and fire sprinkler systems.
General Maintenance Responsibilities:
- Install, inspect, and maintain structural building systems and components.
- Lead and support other trades personnel on special assignments or projects.
- Provide training and guidance to day porters and other staff.
- Install, repair, and replace doors, windows, and building hardware.
- Install leasing signage as needed.
CERTIFICATES and/or LICENSES
Additional certification/experience in three or more of the following:
- Electrical
- Mechanical
- HVAC and Refrigeration Systems
- Process Controls,
- Mechanical Power Transmissions,
- Painting,
- Plumbing,
- Carpentry
Candidates must possess a current Black Seal High Pressure Boiler license issued by the NJ State Mechanical Inspection Bureau of Boiler and Pressure Vessel Compliance

REASONING ABILITY
- Ability to comprehend, analyze, and interpret technical documents.
- Ability to solve problems involving several options in situations.
- Physical requirements include stooping, standing, climbing and frequent lifting of a minimum of 50 lbs.
- Must have the ability to operate an EMS and CMMS system.
- Basic skills with Microsoft Office Suite.
