POSITION PURPOSE
A Corporate Banking CRE Portfolio Manager is required to have extensive knowledge of the commercial bank’s loan and deposit processes, policies, and systems. They should understand the loan approval process from initial requests through approval and booking. They should be equally familiar with deposit and treasury services. Given the required experience, the Portfolio Manager’s role is to work efficiently with lenders, staff, attorneys, loan ops and booking to meet customer timelines.
ESSENTIAL FUNCTIONS AND BASIC DUTIES
- Loan Closing: Responsible for identifying and coordinating the approval process for new and renewed CRE loans. The objective is to meet the expiration date of the existing loan or the closing date established by the lender and borrower.
- Underwriting & Credit Analysis: Effectively evaluate new CRE loan requests, renewals and modifications with credit analysts and lenders. Participate in preparation of loan approval forms by working with credit analysts and lenders in the completion and presentation of the LAW (credit memo) and potential MAW (modification memo). Maintain a good understanding of loan policies, pricing guidelines, collateral requirements, risk ratings, etc.
- Loan Documentation: Demonstrate ability to work effectively in the understanding of the elements of entity documents, security agreements, financing statements, guarantees, loan agreements, promissory notes, etc. Coordinate with legal counsel and internal loan operations to ensure proper documentation and regulatory compliance on new loans and loan modifications.
- Portfolio Risk Management:
- Monitor Loan Performance and Covenant Compliance: Ability to analyze borrower financial statements (including property operating statements, rent rolls, NOI performance, NOI projections, etc.), repayment activities and property conditions.
- Monitor Guarantor Covenant Compliance: Understand financial reporting including balance sheet, income statement and cash flow statement, cash flow analysis, projection analysis, sensitivity analysis, borrowing base calculations and financial covenants.
- Portfolio Reviews: perform to maintain accurate risk ratings and minimize exceptions, ensuring compliance with bank policy and regulatory standards.
- Workout and Problem Loan Resolution: Proactively identify deteriorating credit situations and develop strategies to mitigate loss, including preparing Watch List Action Plans.
- Relationship Management: Partner with lenders to maintain client relationships, handle complex credit issues, and provide specialized insight on construction loans (including construction draws) and term loans.
- Market Analysis: Conduct property tours, site visits, and market research to assess the impact of local conditions on the portfolio.

QUALIFICATIONS
Education/Certification: Bachelor’s degree. Successful completion of formal bank credit training program.
Experience Required: 3-5 years of corporate banking experience with direct CRE underwriting and portfolio management.
Experience with construction loans.
Experience with banking systems, CoStar, or specialized loan origination software.
Skills/Abilities: Excellent written and oral communications skills.
Precision in evaluating financial data and documenting credit actions.
Strong analytical abilities in Excel.
In-depth knowledge of commercial CRE lending policies and regulations.
