The Senior Director of Acquisitions will lead efforts to source, evaluate, negotiate, and manage the acquisition of multifamily rental housing projects, focusing on affordable housing and market-rate developments. The role involves developing strategies to enhance acquisition success, performing financial analyses, managing due diligence, and coordinating with internal and external stakeholders to advance projects from inception to completion.

Based in USA Properties’ Tustin, CA office, the Director of Acquisitions will report to the SVP of Acquisitions & Development and will be responsible for all acquisition activities in Southern California (San Benito County and south, including Southern Nevada and Arizona). Essential Duties and Responsibilities:

  • Identify and evaluate potential multifamily housing acquisition opportunities including responding to RFPs and engaging with government officials on land use policies.
  • Negotiate and manage contracts for project acquisitions.
  • Collaborate with the acquisitions team to achieve the goal of securing five new projects annually.
  • Develop acquisition strategies focused on LIHTC projects to improve project identification and success rates, while exploring alternative development opportunities beyond California.
  • Conduct financial feasibility analyses for LIHTC projects, workforce rental communities, and market-rate housing.
  • Draft Letters of Intent (LOIs) and review Purchase and Sale Agreements (PSAs), providing feedback to attorneys and executives.
  • Lead due diligence activities and manage project proformas from conceptualization to approval and handoff to the finance team.
  • Pursue subsidies and incentives to support affordable housing projects per approved financial plans.
  • Prepare and deliver Investment Committee presentations to executive leadership team.
  • Collaborate with cross-disciplinary teams (finance, construction, development and property management) to guide projects through completion and stabilization.
  • Build relationships with local officials, community stakeholders, investors, and banks to support project goals.
  • Implement tools and processes to improve department efficiency, such as pro forma and project management systems.
  • Lead pre-development activities, including site selection, zoning, contract negotiations, and deal structuring.

Qualifications:

  • Bachelor’s degree or higher in real estate, finance, or a related
  • 10 plus years of experience in real estate acquisition, development, or investment analysis within multifamily
  • Knowledge of affordable housing financing, including LIHTC, is strongly
  • Experience in property management, construction management, or asset management is beneficial.
  • Advanced financial modeling and analytical skills, particularly in Microsoft
  • Strong written and verbal communication
  • Familiarity with California land use policies and entitlement
  • Proficiency in conducting pro forma analyses for multifamily
  • Ability to work effectively under deadlines in a team

  • Ability to travel as needed. The position will be based in USA Properties Fund’s Tustin, CA office, with bi-monthly travel to the corporate headquarters in Roseville,
  • California DRE Salesperson or Broker License is a plus but not

Compensation: Starting at $150,000 per year, depending on experience .
