A Diverse Position
We guide our clients from project inception through successful completion and handle everything from scope definition, design management, contractor procurement, financing procurement, legal coordination, scheduling, cost control, communications, and onsite construction management.
The Project Manager will execute procurement processes for architects, engineers, contractors, and other vendors on behalf of the client, manage the design phase of the projects, derive all project communications, and be the lead facilitator for all project meetings and related follow-up. Opportunities for further development into project financing, legal coordination, and other specialized arenas are open based on your talent and willingness to grow.
During pre-construction and construction phases you will be responsible for the documentation of work and ensure that the link between contractors, homeowners, and the client remains strong. You will become familiar with all aspects of our projects and utilize your technical and interpersonal skillsets in a large variety of situations. Duties & Responsibilities
• Lead project meetings, liaise with clients, consultants, contractors, and deliver presentations to the client’s executive management team
• Work with clients to define project scope and coordinate the complete pre-design and design phase project plan
• Prepare, manage, monitor, and maintain comprehensive budgets, schedules, and projections
• Establish and implement quality assurance and quality control programs
• Prepare solicitations, conduct proposal evaluations, and assist with selection of architects, engineers, other sub-consultants, and contractors
• Manage the design effort to ensure the project is being designed to meet the client’s objectives and budget
• Oversee and manage the work of the architects, engineers, other sub-consultants, and contractors
• Produce written communications to project stakeholders including project bulletins and other media
• Perform review/update of project schedules/budgets (budgeted, actual, committed, and projected)
• Coordinate the processing of clarifications, submittals, and requests for information, shop drawings, substitution requests, change proposals and change orders
• Review and approve monthly payment requests by consultants and contractors
• Prepare daily, weekly, and monthly reports that discuss, in detail, the status of the project
Qualifications
Required
• Bachelor’s Degree
• Personable positive attitude
• Excellent written communication skills in English, as well as strong in-person presentation skills (ChatGPT, Grammarly, or similar will not suffice in this role). Technical writing experience preferred
• Strong time management skills to effectively prioritize tasks and meet deadlines
• Skilled in Microsoft Office 365 products including Word, Excel, Outlook. Applicants should understand how to formulate basic formulas in Excel.
• Skilled in Microsoft Windows operating environment and be highly proficient with general file management and Cloud-based Filesharing (in particular, SharePoint),
• Proficient in Adobe Acrobat
• Proficient utilizing iPhone, including app management (downloading, updating etc,.)
Preferred
• Hawaii-based experience and residence
• Bachelor’s Degree in Engineering, Architecture, or Construction Management
• Ability to read and interpret schematics and blueprints to understand project requirements
• Proficiency in Construction Scheduling and Estimating apps (Procore, Primavera, Microsoft Project, etc.)
• Project management certification (PMP)
• 4+ years construction experience with Residential, Condominium, and/or High-End Retail projects
Job Type: Full-time
Pay: $80,000 - $150,00 (salary dependent on experience and qualifications)
Benefits: 401(k), Health insurance, Dental insurance, Vision insurance, Paid time off
Schedule: 8-hours per day, Monday to Friday
• Expectation of availability outside of general working hours based on project requirements
Education: Bachelor's
Experience: Project management: 4 years (preferred)
Work Location: Honolulu – office and onsite mix , Outer-island – on occasion, based on project needs
