Position Overview
The Retail/Commercial Construction Estimator is responsible for preparing accurate and competitive cost estimates for retail, commercial, and tenant-improvement construction projects. This role analyzes project plans, specifications, and other documentation to prepare time, cost, and labor estimates, supporting project bidding, budgeting, and execution. The Estimator works closely with project managers, architects, subcontractors, and clients to ensure estimates are complete, compliant, and aligned with company objectives.
Key Responsibilities
Estimating & Preconstruction
- Review architectural drawings, engineering documents, and project specifications to develop detailed quantity takeoffs and cost estimates.
- Prepare conceptual, schematic, and detailed estimates for a range of project sizes and market segments.
- Analyze proposals, bids, and subcontractor pricing; ensure scope alignment and evaluate cost competitiveness.
- Develop and maintain unit cost databases for labor, materials, and equipment.
- Identify value-engineering opportunities and provide cost-saving alternatives.
- Prepare RFP/RFQ packages, bid scopes, and bid leveling documents.
Project Coordination
- Collaborate with project managers, superintendents, engineers, and executives to align estimates with construction means and methods.
- Support budgeting efforts throughout the project lifecycle, including estimate updates, cost trending, and forecasting.
- Provide technical guidance during preconstruction meetings, design reviews, and bid evaluations.
- Assist in the development of project schedules and phasing plans.
Subcontractor & Vendor Management
- Solicit, evaluate, and manage subcontractor and supplier quotations.
- Build and maintain strong relationships with subcontractors and vendors across multiple trades.
- Ensure scopes of work are clearly defined, complete, and consistent with project requirements.
Documentation & Reporting
- Prepare detailed estimate summaries, cost breakdowns, and bid submissions.
- Maintain organized records of estimates, drawings, revisions, and assumptions.
- Present cost analysis and recommendations to internal leadership and clients.
Required Qualifications
- Bachelor’s degree in construction management, Engineering, Architecture, or related field (or equivalent experience).
- 3–7+ years of estimating experience in retail, commercial, or multi-site construction.
- Proficiency with estimating software Bluebeam, Sage/Procore, Microsoft Project, Microsoft Office, etc.
- Strong knowledge of construction methods, building codes, materials, and trade scopes.
- Ability to read and interpret construction drawings and technical documents.
- Excellent analytical, mathematical, and problem-solving skills.
- Strong communication and negotiation capabilities.
- High attention to detail and ability to manage multiple bids simultaneously.
Preferred Qualifications
- Experience with ground-up, remodel, and tenant-improvement retail/commercial projects.
- Knowledge of multi-site retail construction workflows and fast-track schedules.
- Familiarity with design-build delivery and early-stage conceptual estimating.
- Proficient in Excel and scheduling software (e.g., MS Project, Primavera).
Work Environment & Physical Requirements
- Office environment with occasional site visits.
- Ability to sit for extended periods and review large-format plans.
- Valid driver’s license and ability to travel as required.
