Job DescriptionPosition Overview:
EYA, a premier developer of large-scale walkable, townhouse, multifamily, and mixed-use communities in the DMV (DC, Maryland, Virginia) area, is seeking a highly motivated and entrepreneurial Director/VP of Acquisitions to join our growing team. This critical role will expand EYA’s pipeline by focusing on two high-value areas:
Northern Virginia development and redevelopment acquisitions — sourcing sites in Fairfax County, Arlington, Alexandria, City of Falls Church, City of Fairfax, and Loudoun County; navigating zoning and entitlement pathways; and leveraging deep local broker, land use attorney, land owner, municipal and related relationships to secure off market transactions.
Commercial-to-residential acquisitions — proactively identifying and underwriting office and commercial properties suitable for redevelopment, through networks with institutional owners, debt holders, brokers, and special servicers.
The ideal candidate will bring expertise in one, if not both, of these areas with the versatility and drive to grow fully into both. This hire will work directly with EYA’s leadership, including the Chief Acquisitions Officer, to advance deals from identification through execution.
This role is being advertised at both Director and Vice President levels to capture top talent with diverse backgrounds and levels of experience.
Key Responsibilities:
Market Sourcing & Pipeline Growth
- Identify and evaluate off-market and loosely marketed opportunities in Northern Virginia and the broader DMV region.
- Build and maintain relationships with brokers, land use attorneys, consultants, public officials, institutional owners, debt holders, and special servicers.
- Proactively track commercial office and land opportunities, leveraging technology, financial data, and networks to uncover early-stage deals.
Underwriting & Analysis
- Perform sophisticated underwriting and feasibility analyses, including pro forma modeling, market comparisons, and risk assessments.
- Prepare offer packages, IC memos, and financial models to support internal approvals and negotiations.
Deal Execution
- Lead transactions from sourcing through LOI/PSA negotiation and Feasibility and ensure smooth handoff to development team.
- Partner with senior leadership to structure offers, manage due diligence, and secure deals aligned with EYA’s strategy.
Strategic Collaboration
- Work with acquisitions leadership to balance geographic coverage and asset type diversification.
- Serve as a key thought partner in shaping EYA’s acquisitions strategy across residential and mixed-use opportunities.
Qualifications:
- 7–12 years of experience in real estate acquisitions, brokerage, development, or investment.
- Demonstrated expertise in at least one if not both of the following areas, with the capacity to expand into the other:
- Northern Virginia land use and redevelopment, including zoning knowledge, entitlement pathways, and local stakeholder relationships.
- Commercial-to-residential acquisitions, including institutional background and familiarity with office owners, lenders, brokers, and special servicers.
- Bachelor’s degree in Real Estate, Finance, Business, Urban Planning, or related field. Advanced degree or certifications are a plus.
- Strong financial modeling, underwriting, and analytical skills.
- Proficiency with real estate tools (CoStar, Crexi, Real Capital Analytics) and financial modeling software. GIS-based applications (LandVision, ArcGIS, QGIS) a plus.
- Proficiency with excel, power point and AI tools and with a capability to incorporate AI into land sourcing process.

Compensation and Benefits:
The anticipated annual salary range for this position is $175,000 - $300,000+, including applicable bonuses. Actual compensation will be determined based on experience, qualifications, and other relevant factors.
