Full-Time | On-Call Availability Required | Travel Between Properties Required

Job Overview: Apartment Services, Inc. is seeking an experienced and dependable HVAC Technician to service, maintain, and repair heating, ventilation, air conditioning, and refrigeration systems throughout our residential apartment communities. This role is ideal for a skilled HVAC professional who takes pride in delivering quality workmanship, excellent customer service, and timely solutions that keep residents comfortable and our properties operating efficiently.

Key Responsibilities

  • Diagnose, troubleshoot, and repair malfunctions in HVAC, ventilation, and refrigeration systems and related components.
  • Install heating, air conditioning, ventilation equipment, and associated components such as pumps, safety controls, and thermostats.
  • Perform preventative maintenance and inspections to maximize equipment performance and lifespan.
  • Read and interpret HVAC wiring diagrams and technical documentation.
  • Maintain tools, equipment, and supplies in safe working condition and ensure necessary materials are available for repairs.
  • Complete service requests, work orders, and required documentation accurately and timely.
  • Communicate repair recommendations, replacement needs, and project updates to management.
  • Respond promptly to emergency service calls and urgent maintenance situations.
  • Ensure all work is completed in accordance with company safety standards, policies, and applicable regulations.
  • Safeguard property security by maintaining control of keys and restricting access to authorized individuals only.
  • Travel between apartment communities and company locations as needed.
  • Participate in a rotating 24-hour on-call schedule and respond to after-hours emergencies.
  • Assist with snow removal, salting, shoveling, and pretreatment during winter weather events.
  • Perform other duties as assigned by management.

Qualifications

  • Minimum 3 years of HVAC experience.
  • Strong knowledge of HVAC systems, refrigeration systems, electrical components, and troubleshooting techniques.
  • Ability to independently diagnose and repair HVAC equipment.
  • Familiarity with HVAC wiring diagrams and electrical schematics.
  • Strong problem-solving, critical thinking, and time management skills.
  • Ability to assess building and equipment conditions and recommend appropriate repairs or maintenance.
  • Excellent customer service and communication skills.
  • Ability to work independently while managing multiple priorities.

Requirements

  • CFC Certification required.
  • High school diploma or equivalent.
  • Ability to lift up to 80 pounds.
  • Ability to stand, walk, kneel, bend, climb ladders, and work in confined spaces as needed.
  • Ability to work indoors and outdoors in varying weather conditions.
  • Valid driver's license, personal vehicle, clean driving record, and proof of insurance required.
  • Reliable phone number and email address required for work communication.
  • Must be able to travel and work at multiple company properties and locations.
  • Must be available to participate in an on-call rotation and work overtime as needed.
