Job Description

The Estimator is responsible for preparing accurate and timely estimates for residential, commercial, and multi-family construction projects. This role manages estimating tasks, timelines, and bid quality standards while coordinating vendor pricing, maintaining estimating systems, and communicating with general contractors, developers, and owners.

What you will be doing:

• Prepare accurate and timely estimates for residential, commercial, and multi-family construction projects.

• Review bid invitations and participate in go/no-go decisions based on scope, risk, capacity, and margin goals.

• Read and interpret plans, specifications, addenda, and contract documents; identify discrepancies, scope gaps, and constructability concerns.

• Perform quantity takeoffs and develop complete pricing including labor, materials, equipment, subcontractors, and other project costs.

• Solicit, evaluate, and level subcontractor/vendor quotes to confirm full scope coverage; document inclusions, exclusions, alternates, and assumptions.

• Attend pre-bid/post-bid meetings and site walk-throughs as needed; prepare estimating RFIs and clarifications.

• Prepare and submit bid proposals, including scope letters, alternates, allowances, and required documentation.

• Maintain estimating schedules, bid logs, and estimating/CMS systems; track and follow up on leads and opportunities.

• Support award turnover/handoff to operations including estimate review, key assumptions, risks, and buyout strategy.

• Support post-award needs including procurement/buyout support and change order pricing; contribute to post-bid reviews and estimating improvements.

Education/Experience

Construction Management degree or equivalent experience preferred.

Knowledge of all phases of construction processes; ability to understand contract documents, drawings, specifications, scopes of work, and project schedules.

Preferred Qualifications

• Experience with Edge Estimating software.

• Strong interpersonal skills; ability to communicate with staff, clients, architects, subcontractors, vendors, and other stakeholders.

• Ability to manage customer expectations and coordinate with subcontractors and vendors.

• Competitive mindset with a strong desire to win.

Physical Demands

• Occasional lifting and/or carrying of lightweight items (up to 25pounds).

• Frequent walking, standing, sitting, and computer use.

• Driving to/from locations for business-related purposes.

• Walking, observing, and documenting activity in and around job sites.

Work Environment

Permanent workspace at the corporate office. Some work may be performed at construction sites to support monitoring project activity and progress.
