Summary

To plan, staff and supervise the construction of all projects assigned to them, so as to ensure that safety, profitability, quality, schedules, and Owner/Architect relationships are all maintained at acceptable levels. The Superintendent is responsible for all field operations of the construction projects assigned to them, as well as the coordination with the Project Manager to ensure the timely arrival of all Subcontractors and materials. The Superintendent reports to the Project Manager on all job-related issues, and they work together as a team to accomplish the goals of their project.

Job Functions

· To become intimately familiar with the plans, specifications, estimate, and contract for their project.

· Develop a relationship with the Architect, Owner, local authorities, building inspectors, and

Subcontractor representatives.

· Notify Project Manager of any estimate deficiencies immediately.

· In conjunction with the Project Manager, develop a detailed schedule showing the sequencing of

each work activity and durations.

· Determine the staff needed to maintain the schedule and properly supervise the work.

· Review staffing needs with the Project Manager and Operations Manager.

· Assist in recruiting, hiring, training, and development of assistant superintendents, field engineers,

foreman, and PE's.

· Develop a Logistic Staging Plan, including points of access to the site, trailer location, crane location,

temporary power, and water location.

· Study the equipment needs of the project and determine the proper sizes and numbers of trailers,

cranes, and hoists, as well as temporary power and water capacity.

· Analyze security needs for job site and implement same. Notify local authorities of the job’s

presence and request off hour patrols.

· Review available company owned equipment for compatibility with job needs.

· Review Subcontractor and supplier pricing with the Project Manager.

· Assist Project Manager in preparing a buyout schedule which sets dates for the issue of each

purchase order and subcontract.

· Review with the Project Manager the Exhibit ‘A’ (Description of Work) portion of the subcontract

document prior to issuance to Subcontractors to eliminate omissions that may cost FL Lemark added labor, material, or equipment costs.

· Establish and maintain up-to-date files for the field office.

· Establish and maintain up-to-date shop drawing files for field use.

· Establish and maintain up to date As-Built drawing files for field use.

· Maintain a detailed concrete log showing location, yardage, and ticket numbers for each concrete

pour.

· Verify property corners through a registered engineer hired by Owner or FL Lemark.

· Determine the needed engineering control for the project and monitor its installation.

· Prepare daily reports accurately detailing the work on the project by FL Lemark and all

Subcontractors. The report should include weather information, material deliveries, concrete quantities for the day and to date, a list of visitors, Architects or Engineers directions, and problems affecting the progress of the job.

· Notify the Project Manager in a timely fashion regarding any and all significant problem areas on

the project.

· Schedule and conduct regularly held Subcontractor meetings. The meeting should include a review

of the schedule, quality issues, safety, and submittal dates.

· Prepare short-term schedules (1 to 3 weeks) to assist in the coordinating and expediting of our work

and our Subcontractors work. Review the short-term schedules for compliance with the overall job schedule.

· Employ or discharge workmen and immediate supervisors as needed to ensure safe, efficient, and

timely completion of the work.

· When job site conditions or changes in the work dictate a significant change in the construction

schedule, work with the Project Manager to promptly prepare a new schedule.

· Meet with each Subcontractor prior to their starting work to review their scope and schedule.

· Accompany Owner and Architect on periodic job site reviews and act as a goodwill ambassador for

the company, in particular, with the Architect and Owner representatives.

· Supervise all phases of the work performed by FL Lemark and its Subcontractors. Review the work

for conformance with the specifications, acceptable levels of quality, safety, and schedule.

· Assist the Project Manager in reviewing the monthly detail cost report and labor cost to determine

job profit.

· Inform the Project Manager of all Owner or Architect requested changes or other conditions which

will impact cost or schedule.

· Review and approve all Subcontractor, supplier, and miscellaneous material invoices. Verify correct

subcontract amounts and previously paid, along with quantities, unit prices, and extensions.

· Verify location, proper storage and quantity of all on site or off-site stored materials included on

Subcontractor invoices.

· Maintain maintenance logs for all company owned/rented equipment.

· Submit weekly quantity reports accurately depicting labor accomplished.

· Maintained an appropriate supply of safety and emergency equipment.

· Post emergency phone numbers to all required critical job representatives.

· Maintain a clean, orderly site which will be conducive to a safe and productive job.

· Review all work for compliance with the appropriate safety requirements.

· Notify Subcontractors of any unsafe practices observed.

· Stop any work deemed to be unsafe until corrective measures can be taken.

· Conduct toolbox safety meetings for FL Lemark personnel and document attendance and topics.

· Maintain current CPR and first aid certificates.

· Verify that all contractors involved in excavation and hoisting work have a ‘Competent Person’

certificated as required by OSHA in their employ on the site.

· Prepare punch lists prior to the Architect’s walk-through. Require all Subcontractors to punch their

own work and review the lists and their plan of action.

· See that all punch list items, and remedial work are expeditiously performed on completion of the

project.

· Have utility companies read meters and coordinate the change over of all utility bills to the Owner

on the date of substantial completion.

· Coordinate with the owner to ensure an orderly turnover of the project.

· Maintain accurate as built drawings and turn them over to the project manager at the end of the

job.

· Assist in business development by maintaining contact with previous owners and architects.

· Install and maintain company signage in prominent locations on site in a clean and professional

manner.

· Implement all company policies and procedures.

· Provide information to the Operations Manager which is relevant to the performance review of

salaried personnel.

Superintedent Performance Criteria

· Ability to meet labor, equipment and material cost budgets. The most important single criteria is to

achieve bid profit or more.

· Recruiting, hiring, training, and development of subordinates and their successors. This is the second

most important single criterion.

· Maintain excellent relations with all clients such that they insist on your team to do all their

construction work.

· The superintendent’s capacity to handle a large volume of work.

· Securing new work prospects.

· Ability to recruit, hire, and train other superintendents.

· Planning ability.

· Ability to meet job schedule.

· Superintendents estimated job labor as compared to company total.

· Quality of work.

· Knowledge and care for equipment and tools.

· Safety and job cleanliness.

· Job knowledge.

· Relations with architects, subcontractors, material suppliers, and the public.

· General attitude, loyalty, and stability.

· Operating within company policies and procedures.

· Rate of personal growth.

· Achievement of the above list over the last five years.

Qualifications and Experience

· Education or equivalent training, typically found in four-year degree or certification programs.

· 10 years’ experience or 15 years related experience.
