Landscape Project Manager | High-End Residential | Redwood City, CA | $41–$67.50/hr + 10% Annual Bonus
A well-established, highly respected estate landscape firm serving the San Francisco Bay Area since 1979. The crew is the heart of the operation, many team members have been here for years. Projects range from complex residential estate enhancements to large-scale installations up to $5M.
Looking for a senior Project Manager to own the full construction division: pre-construction through punch-list, budgets, crews, subs, and client relationships.
What you'll own:
- Full lifecycle management of multiple concurrent landscape construction projects ($2M–$5M)
- Labor forecasting, equipment scheduling, and subcontractor management
- Weekly job cost reviews — catching labor overages and material waste before they hit the principal
- Change order identification, documentation, and client approval
- Estimate and bid reviews in collaboration with the sales team
- Vendor negotiations for bulk materials — stone, plants, irrigation supplies
- Site inspections and quality audits, announced and unannounced
- Cal/OSHA compliance and IIPP enforcement across all job sites
- Professional project close-outs including client walkthroughs and punch-lists
- Direct mentorship and technical coaching of Foremen and field crews
What we're looking for:
- 5+ years in landscape construction (10–20 preferred)
- 2–3+ years in a senior management role overseeing multiple crews and high-dollar projects
- Deep knowledge of hardscape (pavers, retaining walls), complex irrigation, drainage, and grading
- Ability to read civil, landscape, and architectural construction drawings
- Proficiency in Procore, Bluebeam, CAD, PlanSwift, Sage, or similar platforms
- Experience working with high-net-worth homeowners, landscape architects, and GCs on estate-level projects
- Valid driver's license with clean MVR
- C-27 Landscape Contractor license or CLP certification preferred
- Bilingual English/Spanish highly preferred
Compensation & Benefits:
- $41–$67.50/hr DOE
- Discretionary annual bonus up to 10% of base
- Company truck OR $600/month vehicle allowance + $800/month gas
