Our client is seeking an experienced Commercial HVAC Project Manager to join their team in Westville, NJ. This role will oversee projects from buyout through closeout, requiring strong technical HVAC knowledge, financial acumen, and the ability to coordinate schedules, teams, and stakeholders to deliver projects on time and within budget.

Established in 1989, our client is a full‑service commercial heating, air conditioning, and ventilation company. They have provided the full spectrum of HVAC design and build capabilities to companies, schools, religious organizations, hospitals, and government entities. As a family‑run business with a family‑like atmosphere, they perform within a diverse marketplace of commercial, industrial, and institutional HVAC installations, including new construction, renovations, and both public and private projects.

Key Responsibilities

  • Manage commercial HVAC projects from buyout through closeout
  • Develop, understand, and coordinate project schedules with internal teams, clients, and other trades
  • Generate and track RFIs
  • Review, process, and manage submittals
  • Prepare, review, and negotiate change orders
  • Negotiate contract terms as required
  • Maintain clear and effective communication with:
    • Internal project teams
    • Clients and owners
    • General contractors and other trades
    • Perform monthly financial reviews, including:
      • Budget tracking
      • Cost forecasting
      • Margin analysis
      • Attend jobsite meetings and conduct site visits as needed
      • Ensure projects comply with contract documents, schedules, and quality standardsRequired Qualifications
        • 5–10 years of experience as a Project Manager in commercial HVAC
        • Strong understanding of HVAC systems, installation methods, and sequencing
        • Proven experience managing multiple projects simultaneously
        • Demonstrated ability to manage project financials and forecasting
        • Experience working directly with GCs, owners, and subcontractors
        • Strong negotiation and communication skills
        • Proficient with project management and scheduling tools
        • Highly organized with strong attention to detail

        Preferred Qualifications

        • Experience managing projects ranging from $10,000 to $10,000,000
        • Familiarity with construction management software (Procore, Sage, MS Project, etc.)

        Work Environment

        • Position is primarily office‑based
        • Onsite presence required as needed for project coordination and meetings

        Salary & Benefits

        • Salary Range: $85,000 – $105,000 annually

        Pay: $85,000 – $105,000 annually (based on experience)
