Position Overview
We are seeking an experienced Construction Project Manager to lead multi-family and mixed-use developments from preconstruction through closeout. The ideal candidate will manage podium wrap, commercial, student housing and dorm projects, delivering on schedule, within budget, and to quality and safety standards. This role requires strong leadership, excellent client and subcontractor communication, and deep technical knowledge of multi-family construction methods and systems.
Key Responsibilities
- Lead project delivery for multi-family, podium wrap, mixed-use, commercial, and student housing/dorm projects from preconstruction through closeout.
- Develop, manage and maintain project schedules, critical path planning, and milestone tracking to ensure on-time delivery.
- Prepare and manage project budgets, cost forecasts, and cash flow; monitor costs and drive cost-saving initiatives.
- Oversee subcontractor procurement, negotiation, contract management, and performance monitoring.
- Coordinate with architects, engineers, owners, and consultants to resolve design and constructability issues and ensure alignment with project requirements.
- Manage permitting processes, inspections, code compliance, and coordination with authorities having jurisdiction.
- Administer change orders, claims, and risk mitigation strategies to protect project and company interests.
- Implement and enforce site safety programs, quality control procedures, and environmental compliance.
- Conduct regular site visits, progress meetings, and reporting to stakeholders; prepare executive summaries and project status reports.
- Mentor and coach project teams, field superintendents and junior staff; promote collaboration and continuous improvement.
- Lead project closeout activities including punch lists, warranty handover, as-builts, and lien releases.
Qualifications
- Bachelors degree in Construction Management, Civil/Structural Engineering, Architecture or related field preferred; equivalent experience accepted.
- Minimum 7+ years of construction management experience with a strong track record in multi-family, podium wrap, mixed-use, commercial, or student housing projects.
- Demonstrated experience managing projects of varying size and complexity, including podium construction and wrap systems.
- Proven ability in budgeting, scheduling (MS Project, Primavera preferred), and contract administration.
- Familiarity with construction management software (Procore, PlanGrid or similar) and BIM/Revit coordination experience preferred.
- Strong knowledge of building codes, permitting processes, safety regulations, and quality control standards.
- Excellent leadership, communication, negotiation and stakeholder management skills.
- Professional certifications such as PMP, CCM or LEED AP are a plus.
- Valid drivers license and willingness to travel to job sites as required.
