We are representing a reputable and growing General Contractor seeking an experienced Project Manager specializing in Commercial Tenant Improvement (TI) projects within office, life science, and corporate interior environments.
This role is ideal for a detail-oriented construction professional who thrives in fast-paced, client-driven projects and understands the complexity of high-end interior build-outs. The ideal candidate brings strong experience managing occupied buildings, coordinating multiple trades, and delivering projects on schedule while maintaining quality and client satisfaction.
Projects typically include corporate office build-outs, life science lab spaces, creative office renovations, and high-end interior tenant improvements.
Key ResponsibilitiesProject Leadership & Execution
• Manage commercial TI projects from preconstruction through closeout
• Develop and maintain detailed project schedules and budgets
• Coordinate architects, engineers, consultants, subcontractors, and vendors
• Review drawings, specifications, and submittals to ensure scope alignment
• Oversee procurement of long-lead materials and subcontractor buyout
Financial & Contract Management
• Track job costs, forecast cost-to-complete, and manage project financials
• Prepare and negotiate change orders
• Manage monthly billing, owner pay applications, and subcontractor payments
• Identify risk and implement mitigation strategies
Client & Team Coordination
• Serve as primary point of contact for clients and stakeholders
• Lead OAC meetings and internal coordination sessions
• Ensure clear communication between field teams and office staff
• Support Superintendents with schedule updates and field coordination
Quality & Closeout
• Ensure adherence to design intent, quality standards, and building requirements
• Coordinate inspections and manage punch list completion
• Deliver complete closeout documentation, including warranties and as-builts
Project Experience Required
• Commercial Office Tenant Improvements
• Life Science / Laboratory Interior Build-Outs
• Corporate Interior Renovations
• Projects ranging from $2M – $25M+
Experience working in occupied buildings and high-end finish environments strongly preferred.
Qualifications
• 5–10+ years of Project Management experience in commercial TI construction
• Strong knowledge of interior construction sequencing and MEP coordination
• Experience with life science or technical interior spaces preferred
• Proficiency with Procore, Bluebeam, MS Project, and Microsoft Office
• Strong budgeting, forecasting, and cost control skills
• Excellent communication and client-facing abilities
• Bachelor’s degree in Construction Management or related field preferred
