Director of Operations- Self Storage Industry Required!
Job Description
Job DescriptionThis leader will assume full ownership of day-to-day operations across the self-storage portfolio, enabling the owner to stay focused on capital raising, investor relations, financial reporting, acquisitions, company strategy, major financial decisions, and final hiring for leadership-level roles.
Key Responsibilities
- Operational Leadership
- Oversee daily operations across all properties
- Lead customer service, maintenance, marketing, and revenue management functions
- Run weekly operations calls
- Review and report weekly KPIs via a clean, concise dashboard
- Conduct quarterly performance reviews
- Manage the customer service team and team lead
- Manage the Property Maintenance Manager and field operations
- Oversee hiring, onboarding, performance management, and termination of operations roles
- Ensure training systems are implemented effectively (with support from an existing CSR trainer)
- Support and eventually co-own revenue management
- Review and approve promotions, discounts, rent increases, and rate strategies
- Oversee third-party marketing partners (Google Ads, SEO, etc.)
- Strengthen occupancy and revenue performance across the portfolio
- Build, refine, and enforce SOPs
- Strengthen operational KPIs and reporting structure
- Ensure adherence to platforms such as Cubby, MaintainX, and other internal systems
- Oversee customer service performance and escalation management
- Manage collections, delinquency trends, and lien processes
- Maintain and enhance online presence and reputation (e.g., business listings, reviews)
- Ensure properties are well-maintained and meet brand standards
- Manage vendor relationships and maintenance workflows
- Be available for occasional emergencies or after-hours issues
Required Experience
- 10+ years of experience managing 15?25+ self-storage properties
- Experience leading remote teams
- Strong understanding of KPIs, data-driven decision making, and operational reporting
- Proven ability to build processes, systems, and SOPs
- Revenue management experience is a plus but not required
