Title: Senior Planner - Land Development
Location: Roseville, CA (95678)
Pay Range: $115,000 - $160,000
In this full-time, on-site role, you will help produce land use plans, subdivision layouts, grading concepts, and tentative maps that support community development across Northern California. Working with senior engineers and planners, you will turn zoning and CEQA requirements into practical, buildable designs while preparing planning and entitlement exhibits. This position is a strong fit for a hands-on Civil 3D planning designer who enjoys developing lotting plans, street layouts, and site concepts in a fast-paced, collaborative environment where clear, constructible solutions matter.
What You Will Be Doing
- Produce lotting plans, street layouts, grading and drainage concepts, and subdivision improvement plan exhibits for residential, commercial, and mixed-use projects.
- Prepare planning and entitlement exhibits and documents including land use plans, tentative maps, and Specific Plan graphics.
- Perform land use, zoning, and CEQA research and turn requirements into practical, buildable planning solutions.
- Coordinate entitlement packages and communicate with public agencies, consultants, community groups, and stakeholders.
- Create graphics (AutoCAD, Adobe Suite, and hand sketches) and support public and community presentations.
What You Need For This Job
- Proficiency in AutoCAD Civil 3D, with personally produced examples of lotting plans, tentative maps, grading plans, and subdivision layouts.
- Strong subdivision and site design fundamentals including horizontal and vertical design, grading concepts, drainage considerations, and improvement plans.
- Working knowledge of zoning and land use principles, CEQA, Subdivision Map Act, development review, and entitlement processes.
- Ability to produce planning graphics using AutoCAD, Adobe Photoshop, Illustrator, InDesign, plus the ability to sketch concepts by hand.
- Strong written, graphic, and oral communication skills and experience coordinating with agencies or public groups.
- Degree in City and Regional Planning, Landscape Architecture, or a closely related field
