Position Summary:

Lead and oversee marketing initiatives across designated geographic regions within the Atlanta Division to drive operational success. Direct the strategy, execution, and performance of the community webpages, presentation, signage, marketing campaigns, and event planning, serving as a co-owner and decision-maker in all marketing efforts.

Essential Functions: Core duties or tasks fundamental and not marginal to the performance of the job.

  • Manage all marketing activities for assigned communities including, but not limited to, webpage maintenance, community presentation, model home presentation, special events and marketing collateral.
  • Review the Sales & Traffic Report weekly with all appropriate parties to ensure that we are doing everything possible to achieve monthly sales goals. Partner with VP of Marketing and Area Sales Managers in adjusting market strategies as needed in order to remain competitive with the changing market.
  • Work with Area Sales Manager to coordinate marketing initiatives with sales activities.
  • Work with Digital Marketing Specialist to manage and improve lead generation campaigns, measuring results.
  • Analyze and review marketing efforts and report findings to team members.
  • Utilize the Sales & Marketing Checklist to ensure that each community is putting their best foot forward in creating a consistent brand image for prospective home buyers.
  • Manage and maintain all community signage including onsite, offsite, WEDs and billboards.
  • Strategize, plan and coordinate all community or regional special events, promotion efforts and materials to drive traffic and build an effective brand.
  • Work with VP of Marketing and community teams to produce:
    • Local events for brokers, customers, and homeowners
    • Promotion-specific handouts, advertisements, direct mail, etc.
    • Specialty sales displays
  • Assist VP of Marketing in defining Model Homes to include ordering displays and Model Home merchandising. Review selections based on demographics.
  • Manage vendors to ensure quality, timely delivery, and best pricing.
  • Coordinate the photography and video tours of model homes, communities and quick move-in homes on an on-going basis.
  • Manage the inventory, ordering, and fulfillment of collateral, signage, and promotional materials to ensure timely distribution, brand consistency, and support for communities.
  • Attend and present when needed at sales meetings.
  • Assist Sales Managers in conducting market research/competition reports as needed, to include onsite visits to competitors.
  • Assist with broker presentations as needed.
  • Administer each community’s marketing budget and manage expenditures accordingly.
  • Be available on weekends and after hours as needed.
  • Take an active role in industry-specific organizations.

Minimum Job Requirements:

Education: College degree in marketing or related field

Experience: 3 -5 years marketing experience, preferably in homebuilding

Computer Skills: Microsoft Office, Internet
