  • Salary Range: $275k - $300k
  • Work Schedule: Monday – Friday (8:00am – 5:00pm)

GK is seeking a highly motivated and experienced Senior Director of Acquisitions & Dispositions. The Senior Director, Acq. & Disp. will report directly to the Chief Portfolio Officer and will drive positive change across teams while fostering a culture of teamwork and innovation. This pivotal role is central to GK’s capital allocation strategy and will partner closely with Asset Management, Finance, and Ownership to ensure investment decisions maximize long-term value. The VP will bring institutional-quality investment discipline paired with the proactive, forward-thinking, and entrepreneurial mindset that defines GK’s culture. They will manage the full investment lifecycle—from opportunity identification and investment committee presentation, through closing, and ultimately to successful sale or recapitalization.

    Key Accountabilities:

    • Originate and evaluate acquisition opportunities aligned with portfolio strategy and market trends, directly shaping the future of GK’s holdings.
    • Build and maintain collaborative relationships with brokers, owners, developers, and capital partners, fostering a culture of teamwork and innovation.
    • Lead market research and competitive analysis to identify high-potential submarkets and assets, driving positive change across internal and external teams.
    • Conduct underwriting and financial modeling for potential acquisitions and dispositions with a proactive and forward-thinking approach.
    • Coordinate due diligence processes, including legal, financial, environmental, and operational reviews, working closely with cross-functional partners.
    • Negotiate purchase and sale agreements, joint venture structures, and financing terms, leveraging collaborative leadership skills.
    • Collaborate with internal teams (legal, finance, asset management) and external partners (brokers, lenders, attorneys) to support a seamless transaction process.
    • Prepare investment memoranda and present recommendations to senior leadership, ownership, and board-level investment committees, ensuring clear communication and alignment.

    Reporting and Communication:

    • Reports directly to the Chief Portfolio Officer.
    • Partners closely with Asset Management, Finance, Ownership, and other cross-functional teams to execute strategic objectives.

    Required Skills, Qualifications and Motivations

    • 10+ years of progressive experience in real estate investment, private equity, REIT, or owner/operator platforms.
    • Proven track record in sourcing, underwriting, and executing multifamily acquisitions and dispositions.
    • Deep financial modeling skills (Excel, Argus, BI tools) with the ability to mentor and QA analyst work experience presenting to investment committees and ownership groups with institutional-quality deliverables
    • Strong knowledge of multifamily operations, value-add strategies, CapEx, and repositioning.
    • Previous exposure to 1031 exchanges, joint ventures, and capital markets transactions highly valued.
    • Bachelor’s degree in Finance, Real Estate, Business, or related field; MBA or CFA a plus.
    • Highly collaborative with the humility to listen well and the assertiveness and drive to lead.
    • Demonstrates urgency, accountability, and strong commercial judgment.
