Job Description
This role ensures the safe, efficient, and reliable operation of commercial and industrial HVACR systems through preventive, corrective, and predictive maintenance. The HVAC Technician II maintains, installs, troubleshoots, and repairs a wide range of HVAC equipment while following established standards, safety practices, and documentation requirements in a fast-paced, team-oriented environment.
Responsibilities
- Maintain, install, troubleshoot, repair, monitor, and record readings of commercial and industrial HVACR systems, including ACUs, AHUs, heat pumps, VAVs, DDCs, and ventilation systems.
- Obtain, read, and interpret sequences of operation, control schematics, blueprints, equipment service manuals, and owners/maintenance manuals to perform daily duties accurately and efficiently.
- Monitor Building Management Systems (BMS) to check refrigerant system operation and overall equipment efficiency, and perform system start/stop activities as needed.
- Operate refrigerant recovery equipment, vacuum pumps, charging equipment, and service gauges using best practice procedures to ensure safe and compliant refrigerant handling.
- Braise refrigerant piping and lubricate fans, motors, and linkages to maintain optimal system performance and longevity.
- Analyze and determine the root cause of HVACR system problems and malfunctions, and take timely corrective action to resolve issues.
- Inform appropriate parties of any problems or malfunctions found or reported, providing accurate and timely updates on status and corrective actions taken.
- Document all issues, corrective actions, and adjustments in service reports, including detailed remarks on problems found, how they were resolved, and recommended future work.
- Complete and close service reports only after confirming that the client is satisfied with the conditions and service provided.
- Maintain accurate and timely operating logs, including equipment operating logs, lubrication logs, air pressure drop differential logs across air filters and coils, refrigerant logbooks, chemical water treatment logs, and refrigerant inventory records.
- Maintain HVACR operation and maintenance manuals, as well as an inventory of filters, belts, spare parts, and other critical materials.
- Maintain service tools and equipment in good and safe working order and ensure work areas remain clean and organized on a daily basis.
- Order the correct supplies required for preventive maintenance, maintenance, and repairs, ensuring materials are available when needed.
- Efficiently stock vehicles or maintenance shop areas with proper tools and critical parts to support timely service and repairs.
- Track vehicle maintenance needs and schedules and coordinate required service to keep vehicles in safe operating condition.
- Assist other mechanics and operators with major repairs and maintenance of building systems and equipment as needed.
- Work closely with CMMS planners/schedulers and supervisors to optimize preventive maintenance tasks and programs.
- Perform tests, rounds, and analysis of data to verify that HVAC equipment is functioning properly and within specified parameters.
- Evaluate HVAC systems and provide recommendations for improvements, repairs, or upgrades to enhance performance and reliability.
- Perform maintenance and service on chillers, boilers, and kitchen equipment as required, and support other facility systems as assigned.
- Maintain a clean working environment and adhere to all safety and health standards while performing maintenance and repair tasks.
- Follow safety practices and use personal protective clothing and equipment as required by OSHA and company policies.
- Know the location and proper use of emergency equipment such as fire extinguishers, eyewash and shower stations, first aid supplies, and breathing apparatus.
- Safely use hand tools, power tools, and test instruments to maintain, troubleshoot, and repair various types of equipment.
- Comply with departmental policies for safe storage, usage, and disposal of hazardous materials.
- Complete and submit job hazard analysis forms prior to performing any maintenance or service work, ensuring risks are identified and mitigated.
- Attend classes and seminars provided by OEMs or assigned by the supervisor to maintain and enhance technical knowledge and skills.
- Complete and submit timesheets and all required paperwork accurately and on time.
- Communicate effectively with customers, associates, and team members to understand needs, explain findings, and coordinate work.
- Participate in an on-call rotation to respond to after-hours emergency work as required.
- Perform other various duties as assigned to support facility operations and maintenance.
Essential Skills
- Proven HVAC experience working on industrial and commercial HVAC equipment and systems within the scope of the role.
- Strong ability to read and interpret documents such as safety rules, operating and maintenance instructions, procedure manuals, and blueprints.
- Ability to write clear and concise routine reports and correspondence related to maintenance activities and findings.
- Ability to speak effectively before groups of customers or associates and communicate technical information in an understandable way.
- Hands-on experience with preventive, corrective, and predictive maintenance of commercial and industrial HVAC systems.
- Proficiency in troubleshooting and servicing ACUs, AHUs, heat pumps, VAVs, DDCs, and ventilation systems.
- Experience with refrigerant systems, including operation, recovery, evacuation with vacuum pumps, charging, and use of service gauges.
- Ability to monitor and operate Building Management Systems (BMS) to assess and optimize system performance.
- Mechanical aptitude in maintaining and repairing fans, motors, linkages, and other mechanical HVAC components.
- Ability to safely braze refrigerant piping in accordance with industry standards.
- Familiarity with chillers, boilers, and kitchen equipment maintenance and troubleshooting.
- Strong troubleshooting skills in both electrical and mechanical aspects of HVAC systems.
- Capability to follow and apply safety procedures, including OSHA requirements and safe handling of hazardous materials.
- Competence in using hand tools, power tools, and test instruments safely and effectively.
- Ability to maintain accurate logs and documentation, including operating logs, lubrication logs, and refrigerant records.
- Capability to perform job hazard analyses and implement appropriate controls before beginning work.
- Ability to work effectively in a high-paced team environment and manage multiple tasks.
- Good oral and written communication skills to coordinate with internal teams and clients.
Additional Skills & Qualifications
- EPA certification and experience working with refrigerants and compliance requirements.
- Experience with PLC controls and advanced control systems for industrial HVAC applications.
- Familiarity with service management practices and field service operations.
- Experience maintaining kitchen equipment in a commercial or industrial environment.
- Knowledge of pneumatics and their application in HVAC systems.
- Experience working with boilers, including operation and maintenance.
- Exposure to industrial HVAC systems in manufacturing or similar environments.
- Bi-lingual ability in Spanish is a plus and can support communication with a broader range of associates and clients.
- Participation in OEM-provided training classes and seminars or equivalent technical coursework is beneficial.
- Experience using a CMMS (Computerized Maintenance Management System) for planning, scheduling, and documenting maintenance activities.

Work Environment
This position operates in a manufacturing and commercial/industrial setting, working primarily on facility HVACR systems and related equipment. You will work around large mechanical systems such as ACUs, AHUs, chillers, boilers, heat pumps, VAVs, DDCs, ventilation systems, and kitchen equipment. The role involves regular use of hand tools, power tools, test instruments, refrigerant recovery equipment, vacuum pumps, charging equipment, and Building Management Systems. You will perform work both in mechanical rooms and throughout the facility, which may include noisy areas, varying temperatures, and exposure to industrial processes. The environment emphasizes strict adherence to safety and health standards, including OSHA requirements, proper use of personal protective equipment, and compliance with procedures for handling and disposing of hazardous materials. Work hours may include participation in an on-call rotation for after-hours emergencies, and the pace can be fast, requiring effective teamwork, clear communication, and consistent attention to detail.

This is a Contract to Hire position based out of Corinth, MS.
Pay and Benefits
The pay range for this position is $25.00 - $30.00/hr.
