Estimator – Commercial Construction

Commercial Management- Design Build – General Construction

A well established, commercial construction GC/CM/Design Build (non-union) contractor completing projects in the Greater Philadelphia market/ local tristate area (PA/NJ/DE), is actively seeking to add an experienced Estimator with five to ten plus years of estimating experience in commercial, industrial, and institutional construction projects ranging on average from $5 million to $25+ million dollars. The Estimator will play a key role in developing accurate cost estimates, supporting competitive bids, and collaborating with project teams during preconstruction. This individual should bring strong technical expertise, market knowledge, and experience working in a deadline-driven environment. Responsibilities:

  • Projects are large scale Ground Up, Renovation, Additions.
  • Project types include Commercial, Higher Education, Institutional, Healthcare, Hospital, Corporate Office to name a few.
  • Experience conducting quantity take-offs, proposals, bid work, meeting with clients
  • Build estimates based on an understanding of design, constructability, and sequencing of a project.
  • Prepare detailed cost estimates for commercial, industrial, and institutional projects, including conceptual, schematic, design development, and final GMP estimates.
  • Review project plans, specifications, and contract documents to identify scope, requirements, and potential risks.
  • Perform accurate quantity takeoffs of materials, labor, and equipment.
  • Solicit and evaluate subcontractor/vendor bids, ensuring competitive coverage and compliance with project scope.
  • Collaborate with project managers, architects, engineers, and owners during the preconstruction phase.
  • Analyze historical cost data, current market pricing, and construction means/methods to support accurate estimating.
  • Prepare bid proposals, scope sheets, clarifications, and value engineering options.
  • Assist in pre-bid meetings, site visits, and post-bid reviews as required.
  • Maintain relationships with subcontractors, suppliers, and industry partners to ensure strong market coverage and competitive pricing.
  • Support cost forecasting, project budgeting, and change order pricing as needed.
  • Negotiating, drafting, and purchasing of subcontract agreements.
  • Perform necessary research to produce accurate, complete, and competitive pricing.
  • Communicate with customers to define the project scope, address deficiencies, negotiate pricing, and build relationships.
  • Prepare and present completed estimating packages to company executives and senior management.
  • Follow up on all bid projects and accurately forecast future awards / probabilities.

Qualifications:

  • Five (5) or more years of commercial construction estimating experience commercial, industrial, and/or institutional type projects
  • Commercial Construction experience is required
  • Bachelor’s degree in Construction Management, Engineering, or a related field preferred but not required with relevant experience
  • Proficient in Microsoft Office and experience in relevant industry estimating software (Smart Bid, Red Team, Bluebeam Revu, Builder Trend, Procore, ProEST, Sage Estimating, WinEst, TimberScan, On-Screen Takeoff, and P6 Primavera)
  • Excellent negotiation, communication, and organizational skills.
  • Ability to manage multiple estimates, meet deadlines, and thrive in a collaborative team environment.
  • Knowledge of local subcontractor market and established vendor relationships.
  • LEED or other sustainability-focused project experience a plus.
