Job SummaryWe are seeking a hardworking and reliable Construction Project Manager to join our team. In this role, you will oversee all aspects of the construction projects and ensure they progress on schedule and within budget. The ideal candidate is an expert in building methods and has a proven track record of successful construction management projects.
Responsibilities · Develop and qualify new vendor relationships
· Budget, Bid and Buyout New Projects
· Update Scopes of Work as needed
· Manage Project Specifications and Update as needed
· Compile all documentation necessary for permitting and coordinate with Construction Coordinator for Submittal
· Distribute Approved Plan Sets to Subcontractors once approved by Municipality ensuring they have the most current version.
· Coordinate product approvals and shop drawings required for permits.
· Review Change Orders, Negotiate as Needed, prior to Supervisors Approval
· Review Subcontractor Invoices for accuracy in billing/invoicing
· Maintain of schedule for all aspect of construction
· Hold pre-construction meetings with subcontractors
· Walk projects under construction to ensure quality of construction, progress of construction and readiness for next trade
· Ensure cleanliness on job sites
· Approve invoices for completed work in place to forward to supervisor for approval and processing
· Quality control of all aspects of construction
· OSHA compliance on job sites.
· Customer relations and new home orientations
· Supervise laborers and Assistant Construction Managers
· Schedule inspections with municipalities
· Ensure readiness for inspections and meet with applicable municipal inspectors during inspection process.
· Identify and mitigate any potential issues that may arise
· Report on progress
Qualifications
- Bachelor’s degree in construction management, engineering, or a related field is a bonus
- Previous experience as a Construction Manager
- Multiple Years Experience with New Construction
- Deep understanding of construction management methods and processes
- Advanced knowledge of construction methods, building products, and building codes
- Strong leadership and crisis resolution skills
- Familiar with Microsoft Excel and construction management software
- Relationships with Vendors or Subcontractors
