Job Summary:

Key Responsibilities: Pre-Construction & Planning:
- Bidding jobs, negotiating contractors.
- Conduct site visits before project kickoff to assess measurements and utility connections.
- Work closely with landlords (LL) to secure approvals and resolve pre-construction issues.
- Collaborate with architects to ensure project layouts, specifications, and designs align with project needs.
- Develop and maintain the project plan, schedule, and key milestones for smooth execution.
Construction Oversight & Execution:
- Oversee daily project progress, working with general contractors (GCs) and subcontractors to ensure efficiency.
- Approve or dispute change orders, keeping project scope and costs in check.
- Conduct regular site visits to verify project progress and adherence to plans.
- Coordinate utility connections to ensure timely activation.
Risk Management & Documentation
- Track and document project progress, ensuring compliance with contractual obligations.
- Handle escalated issues from assistants and field teams, providing strategic solutions.
- Approve pay applications (PayApps) and Lien Releases, ensuring financial accuracy and compliance.
Requirement:
- Proven ability to oversee contractors, vendors, and stakeholders, ensuring efficiency and collaboration.
- Five or more years of experience in construction project management, preferably in commercial or mixed-use development.
- Strong ability to manage multiple moving parts, from permits to payments.
- Willing to oversee multiple project sites, requiring travel for inspections and meetings.
- Strong communication skills to work with landlords, architects, and vendors while negotiating contracts and resolving disputes.
- Proficiency in project management software such as Procore, BuilderTrend, or ClickUp.
- Ability to thrive in fast-paced, problem-solving environments.
- Expertise in managing costs, timelines, and contracts efficiently. Preferred Qualifications:
- Bachelor's degree in Construction Management, Civil Engineering, or a related field.
- PMP, CCM, or OSHA certification is a plus. What We Offer:
